Went ok, though nearly 20k higher than the quote due to size of the plot, piering and whatnot. :O Still, within budget so not all bad. The mod we're having to the ensuite (to have it similar to the stylemaster Piazza ensuite) is costing 20k on it's own lol. Hi Tribe7, not as quickly as things are for you at the moment, that's for sure. ;0 Your house is looking fabulous. We really liked Metricon, was very close between them, Plantation and Coral. Not much progress unfortunately, Contract should be ready in a week or so but we will be in the UK until 1st July so won't be able to sign until then. We're (well, I am) very worried about a lot of things (like the ensuite, whether it'll match what we've requested)but hopefully it'll be ok in the end. Our SC has said that we can change it without any variation fee if we're not happy. It's hard not to feel like you're missing vital things in the run up to signing the contract, isn't it?! There is a coral daydream being built across the road from us and it looks huge!! Damn the contract has taken a while but high 5 to the holiday. Yes I know what you mean, I would wake up in the middle of the night and have to get up to look at the plans, on one of my 2am viewings I discovered they had put a 800mm piece of frameless glass to our ensuite shower (it's 2 meters long and 800mm is tiny to try and shower behind) I ended up getting them to change it to a fully framed screen with a frameless door. I love your plans for the ensuite, get them to email you the bathroom elevations before contract signing so you can tick them off. Yes it's a huge mind field of things to consider, I went room to room from ceiling to floor and made lists, I managed to pick up a few little errors which I wouldn't of noticed otherwise. Not sure when you will do your electrical plan but that's the one that got me, I didn't think it through thoroughly enough the first time and have had 3 more goes at it. Very encouraging Why did the electrical plan catch you out so much, may I ask? Great news - plantation homes have agreed to refund us our deposit and are going to investigate why their soil testing company gave us a H2 rating (when previously it was M and then Coral gave it an M too). I am very pleasantly surprised that they've agreed to the refund, nice to be surprised by them after hearing about how bad they can be. There is one being built across the street from us right now and it's going so fast it's amazing. They have there slab down, frame up, roof and eaves on, bricked, cabinetry installed and painting underway, tiles sitting in the garage and they started 7 weeks ago The first time we were not prepared for the costs involved with electricals at all. What we wanted to achieve was way beyond us and we walked away from our oct appointment very disappointed. 2nd time I had saved like a demon to fix what I had started and added fan lights to bedrooms and fans to living areas. 3rd time which was only a month ago I got a hold of the actual electrician and he is awesome, he spent ages on the phone with me and I added heat fan lamps to the bathrooms, changed all the WIR and WIL lights to downlights and added a pendant point above the staircase plus added a heap of 2 way switches. Also added more downlights into areas that where lacking. I basically did the same thing looked at each space and how the kids like to walk into light not into a dark space to turn a light on and went from there. I was really ill prepared for how complex and expensive electricals truly are, I'm sorted now but it took me a while. If you can get a hold of a coral electrical price list before your appointment it would be very handy to have. Metricon only give prices at the actual appointment Oh wow that's a great win on your part, nice to hear your getting something back. I think it must have been a lazy engineer who just did one half assed hole and then just guessed at it all. Once funny (er I guess) thing was that they put a charge of 3000 bucks for two sets of triple wood posts for the alfresco. Barmy. I mentioned it to the SC and she couldn't believe it, she said the correct price was $90! They didn't do anything they where supposed to. Is the goal to get all paper work sorted to go to site? Holy cow for $3k posts you would want them gold plated. Nice little saving to be had there once they fix the price.
