Need your opinions on this. Ive dropped 1k deposit (refundable for another 2 weeks) for a piece of land and on the contour plans, it shows that my lot is over an dam. On the plans it says, Dam is to be be desilted, filled and compacted. Depth is around 2m. Ive made an appointment with the sales office to inspect the site Pic below is current google map image. My boundary is right on the edge of the circle and downwards, the lot next to me is worse as it sits right over the circle Given any additional site costs wont be confirmed until builder does soil testing, is it best to simply walk away?? I nearly bought a block that was (unbeknown to me at the time) previously considered wetlands but was built into a development and the real estate agent steered me away from it even though he would've got a bigger commission from it. It's just heartbreaking that I have go back to finding land again...but better than finding out im up for many thousands after paying the 10%.

It should need to be signed off at each step by an inspector. Our current house is being built where our old large swimming pool used to be, we had to through it all. Even after soil testing etc the slab came in a lot cheaper then we expected. Re: Building over Dam, pond?? 6Mar 17, 2015 2:44 pm Isn't the term "controlled fill" where they fill..compact..fill compact...my wife just spoke to a builder and he said probably $10k in extra piering..and even said if we don't want it..hes happy to buy it from us....lol..not sure how u can sell land when you don't actually own yet. Re: Building over Dam, pond?? 7Mar 17, 2015 10:00 pm Don't buy it.Developers say the fill will be compacted but most of the time in these dam situations it isn't.If you think that the dam effect is going away even after it has been backfilled and compacted well your are wrong.Water will always collect where the natural ground has been disturbed.It will involve piers and most likely screw piles because bored piers won't work if it is still collecting water.So the expense and possible long term issues are not worth it especially if you can buy the block nextdoor which has no issues.
