Browse Forums Building A New House Re: Build Threads & Blogs for The Great South East (QLD) 101May 22, 2015 9:40 am When he did my friend's inspection yesterday he climbed on the roof and found cracked tiles, climbed in the cavity and found trusses with nails in them, and then also found lots of cosmetic paint/silicon/grout that no one else had picked up yet even though the SS had been there all morning patching himself in preparation. He had mirrors on sticks to see into spots he couldn't see himself and everything apparently. And I guess it also just gives you an extra layer of protection and a person who knows what is and isn't acceptable - like what if you point something out and your builder says "oh no that's within tolerance" - would you know if that was true or not? I wouldn't. Remember that your frame and plumbing etc has to be signed off by a certifier anyway. We ended up getting them to do every stage and I'm really happy we did. It's a small price to pay for peace of mind, in my opinion Compared to what you're paying for the house. And for me, if I didn't do it and something did go wrong, I'd be kicking myself. The inspector is there to work with your builder to get the best outcome for you. My friend wasn't planning on getting one at all, and they did from my recommendation and are getting them to come back to do the second handover inspection too even though the issues he found were relatively minor. I am an inspector convert. Re: Build Threads & Blogs for The Great South East (QLD) 103May 22, 2015 9:49 am Make sure you ask for Phil to be your inspector then it's his company so maybe he is just much more thorough...or maybe she just wanted to make it clear that he's not a certifier, its not his job to give you engineering certification...but he *can* point out that something probably needs to be reviewed by the engineer etc. Good luck Jen (& Dave) Plantation Bronte, Ormeau Ridge, Gold Coast QLD 12/03/2015 - Commencement... 26/08/2015 - Handover! viewtopic.php?f=31&t=76446 Re: Build Threads & Blogs for The Great South East (QLD) 104May 22, 2015 1:34 pm Roomeat travisaus You could add me to the list - Custom small lot in Brisbane viewtopic.php?f=31&t=75848 For a few of the on-topic points. Yea I realised afterwards it wasn't kspec it was handovers.com who were useless office staff the kspec one was awesome with info lol I had contacted 5 different companies and got confused Re: Build Threads & Blogs for The Great South East (QLD) 114May 26, 2015 11:51 am Everyone who has organised independent inspectors - at which stage(s) did you pay for an independent inspector? Which would, in your opinion, be the most crucial? Re: Build Threads & Blogs for The Great South East (QLD) 115May 26, 2015 11:54 am I'm getting the 5-stage bundle from K-Spec - slab, frame, enclosed, PCI, PCI follow-up. If you don't want to get all 5 (which is about $1500), then PCI and the PCI followup would be the most critical I think. They are getting a lot of business through this site! They sound great though and it would definitely be worth it for peace of mind! I think ill convince my fiancé tonight that we need all 5 inspections Thanks for the recommendation too! Re: Build Threads & Blogs for The Great South East (QLD) 117May 26, 2015 12:01 pm Haha I can't stop raving about them, but it was "1st Time Builders" who initially recommended them because they know each other I went with all 5 for my own control freak peace of mind and also so there's an authority with me to confirm that my concerns are valid or reassure me that the information the builder is providing is correct.
