We're receiving conflicting information regarding the areas to be facing North one building company is saying bedrooms on the left the other is saying on the right Our block is 14m width. I also prefer the second plan, I'm not a fan of rooms without windows! In our gorgeous state you want your living rooms ideally north facing! My current house has north to rear, bedroom wing on east side, keeping them cooler when they need to be (in the afternoon/night!). Living areas face north and west, that captures the seabreeze and allows better light in in the winter months! I love a light house! Our North is at the back of the house but then don't know what side we want the bedrooms and living areas ? On the one where the activity has no windows wer getting it changed to have opening doors. Re: Suggestions on our floor plans 12Mar 14, 2015 11:01 am Second plan looks better to me. Not sure whether it is how the pic is taken but I would have a boundary wall on the garage. I would bring bedroom 3 side wall out to be in line with the adjacent bathroom for part of the wall so the wardrobe can be placed there. In WA the r-codes usually allow walls without windows to be 1.0m from the boundary where as liveable areas with windows must be 1.5m. Consider in the back of the garage towards the door entry having a roof attic entry point. There will be a lot of usable space in the roof for storage. Definitely second pic. BTW to post the pic simply click in photobucket where it says "share links" and click the "IMG" which will copy the link. Then past it in your message. You will only need the bit that is [IMG]......[IMG] that will post the pic only. if you leave the entire paste it also takes you to photobucket (i think). Great idea about adding glazing to the activity room too! Re: Suggestions on our floor plans 15Mar 14, 2015 8:20 pm I'd expect either builder would be happy enough to mirror the design. The east vs west side for different rooms is a bit of a personal decision. I'd prefer to avoid western bedrooms, because they tend to be hot when going to bed. Even in winter. while it can be nice to be warm going to bed, they suffer from a steeper overnight temperature gradient overnight, so there's more need to pull on more covers as the night goes on. Some people don't like eastern bedrooms either, on account of the morning light waking them up. North facing rooms are a premium in winter. Even in perth, on a cold sunny winter day it'd be nice to be in a room with good sized northen windows. These designs really only get that into the back bedrooms, as the alfresco will block north sun into the dining area. I imagine in Perth that the summer cooling breezes would be form the west to south-west. Ideally, you'd be after cross-ventilation for that direction. The west could be largely blocked by the adjacent houses, but you might get breeze from the theatre across the family room. Or if the Bed1 is on the West side, you may get breeze from the front windows of bed 1 across and out through the theatre. The first design looks a bit dark around the activity area, it having no windows. Family doesn't have a lot of window either. It should be enough for light, but may not cool so well from natural ventilation. The windows-in-the-corners and high-light windows of design 1 will give it a more unique feel, so you can work ouf if you like this approach or not based on the feel of display homes. In the second design, I think it's a defect that the toilet doesn't have a window. I guess the toilet doesn't need to be the greatest of rooms, and you have lights and exhaust fan, but without a window they do tend to be less pleasant. The kitchen looks quite a lot better in the first design. having the pantry, fridge and microwave on the end of the island has left a lot more bench space. This area naturally flows into the scullery as well. But watch the door opening against the fridge in the scullery, as most fridges/freezers these days protrude well beyond 600mm in depth.
