I would like to know the neighbours. Say hi if you are one of my neighbours. Went to few builders: Rawson, Eden Brae, Wisdom and Matricon. I have chosen Rawson since the plans looked practical and they have good reviews, most about the reliability of their pricing and on time. Others are not bad but just went with my gut feeling and the plan looks perfect for my requirement. How about anybody else who made any builder decisions? There are several factors that you have to consider before signing a building contract. First you have to ensure that the construction commencement date should be at least 3-6 months after the anticipated land registration date. There are builders out there such as Eden Brae Homes and Mcdonaldjones Homes offering 12 months of tender price validity if your land is not yet registered. When dealing with builders never let them know when the anticipated land registration date is since they will craft the tender based on the date you inform them. Always allow for an additional 3 months, better still 6 months allowance. More often than not land registration gets delayed by a minimum of 3 months and sometimes up to 9 months more than the expected land registration date. You will not want to receive the following variation from your builder when your DA is lodged to the Council or CDC: "In reference to Special Condition 9.9 of the Building Agreement, upon the expiry of the 90 day term stipulated in the building agreement, the builder will review the contract price to take into account any increase in the cost of labour and materials that may have occurred since the date of the building contract. Contract date:- dd/mm/yyyy Expiry of 90 day term:- dd/mm/yyyy Total update applicable: $99999 This update now provides a further 999 days from dd/mm/yyyy to expire on the dd/mm/yyyy." Secondly you have to know the actual site footprints that you can build your land on. You need to consider the frontage and rear dimensions as well as the shortest depth of your lot. You have to take into account all the easements, especially the sides. Thirdly you and everybody in the family must be happy and agree with the house design. Remember that you may live here for the rest of your life so you must be happy living in your chosen house. Finally and the most important factor is that you have to "know" your finances. You have to set an amount that you are prepared to spend (or rather borrow) as this is not unlimited. You have to be comfortable with your mortgage repayments. You must be prepared for an increase in interest rate of at least 2% more than the current rate. Good luck and enjoy your house-hunting. A few people have been getting June/July from Rhiannon. This is for Stage 1. I think they are looking at registering all stages at once though. I got the info from fellow Oaklanders who themselves have enquired with Rhiannon.
