Can anyone give me an indication as to how much the land prices have gone up for second release as compared to release 1 (stage1).

But atleast they should update us on a situation now. its nearly 2 months now that we booked and we don't see any communication from their end in writing. We keep on chasing these agents and they only have 1 thing to say 'waiting from developers'. I will be speaking with Michael later in the day today. Called him on Monday but he did not answer. We will be pulling out if we don't have anything concrete from these guys by tomorrow. We have been looking around with different builders and agents and few of them have advised us that Developer in Oaklands have been very difficult to deal with. Can I have reviews on this and accordingly we can think of the 2nd option buy land and building. Thanks. Priority numbers may be issued at 10:00AM, Tuesday and people usually camp starting Sunday at 5:00PM. During the last turbulent weather I worked from home and had driven to all the development estates in Schofields and checked which ones are affected. GL may be an alternative. It might be an option for upgraders but maybe not for most first home buyers or investors. Most GL releases have been house & land packages which I dislike due to the higher margin you have to pay for the land as well as the house on it. Also, the fact that people have to camp out to get priority numbers isn't really appealing. This is just my personal opinion anyway. I took some pictures of the recent wet weather and you can see some of these photos in my earlier post. I'm happy to report that Oaklands Estate was not underwater. The flooded area was at the end of Argowan Rd near the intersection with Grange Rd. The water did not even come close to the first bottom row of proposed housing in Stage 1. Most of the lots in Oaklands are actually above the 1867 flood (worst ever recorded) which is 19.7m above sea level (1 in 300 years occurrence) and almost half of the estate sits above the Probable Maximum Flood (PMF) level which 26.4m above sea level (1 in 10,000 to 1 in 1,000,000 chance of occurring in any given year). What can happen in a major flood situation is that Oaklands Estate might become isolated as the surrounding water creates an island effect. It means you can only access the estate from north of Argowan Road. It's a hassle and it's inconvenient. But, once the Schofields Rd extension is completed and Veron Rd is extended all the way to Grange Rd, the new roads will sit higher than the floodplain and new stormwater drainage are going to be put in place. This will mitigate the risk of flooding and make a huge difference to the estate. I personally think Oaklands has got a lot going for it: It doesn't sit under power lines like some of the other estates. It's in a low flood risk precinct. 10 minute walk to the new Schofields Station. 5 minute drive to the proposed North West Rail Link in Cudgegong Rd. (Schofields might be the only suburb in Sydney with 2 train stations) Strategically placed between established suburbs such as Kellyville Ridge/The Ponds and the new Marsden Park business hub. New schools, new roads, new shops, new parks, etc. Re: Oaklands Schofields 118May 24, 2015 11:17 am @Kazmi - yes we have been told the same thing too and they have given us in writing that they would give us a rebate of $10,000 for any Bell River Homes Home and Land packages in future. We liked one property so we went for inquiry and did inform their colleague about this before the meeting via email. Next that in the discussion the lady said that there might be variations of upto $5,000 when the land gets registered. So in short we will only get $5,000 rebate. We have decided that if we go with Bell Rivers Homes in future we will not be paying any extra cost coming from their end.
