Browse Forums Building A New House Re: Oaklands Schofields 83May 14, 2015 10:38 am Hello Everyone, We booked a lot in Oaklands Schofields Stage 1 release and paid the initial holding deposit in 2nd week of April. We were advised that we will be emailed the Tender which will be signed next week and in 2 weeks signing the land contract and paying the 10% deposit. We waited for the tender for 2 weeks (we called them almost everyday for this) from the agent. We then went to the Agents office in Schofields and they advised that developer is waiting for some approval with council. Every week we call them they say they don't have any update. Last week the interest rate went down. We call the agents on Friday and they inform us that the council approval is all done but now as the interest gone down, developer has gone greedy and want to increase the lot prices for all the 6 lots which were released via this agent (including ours). But before they do this, they will release some lots which they have in stage 2 with higher prices and if these are gone, then the developer will surely increase our lot prices too. We have been advised by the agent that there are only 2 land contracts issued of all the 6 lots and those that were issued have now been rejected by the Developer. Is anyone else in the same position as us? Re: Oaklands Schofields 84May 14, 2015 11:09 am Hi Girimaparikh, this looks like they are taking adv.of the situation , I noticed that 2 stages which were released so far via oaklands is just after the interest rate decision day....... but can you please share more details - which agent here you talking about, please throw some light here. - as i never heard about for oaklands sellign anything via agent , first time for me. it always through online process. looks like this game is getting much dirty here specially with crownland group which is still very behind the schedule for burrawarise estate.... Now we needs to pay the stamp duty with in 30th of July. Its a full amount and I was wodering if there is any concession for the first home buyers even though the land price is over 3.5k. We have just been advised yesterday that the developer has completely pulled off these 6 plots and not selling them anymore now as there are still issues with council. The developer is providing Bell River Homes who is our agent another 6 plots but the lot prices start from $450k. Initially we booked for $390k. We have just lost hope now that we can afford to get our 1st dream home in Oaklands now. Well we have been allotted land on the Stage 2 of the release last week. We are currently waiting on the contract, it is likely to be sent early next week. I was just told by the developer the registration of the land would be sometime in April 2016. According to our contract the sunset date is on September 2016 and it may extend or earlier. It frustrates me that we hadn't even been told about the issue until I had raised it with them, and even so very little information was given. I came across your post by chance - perhaps the other 4 couples aren't even aware! It isn't Bell Rivers' fault but at the very least they should communicate any issues. Would you know if were to pull would we loose any deposits we had put down thus far? It's not us but it's the developer issue so they will return us this money. I was also told by bell river homes that of the 6, 2 are already pulling off as their budget was to $700K and the new ones will be above $700k. We are just waiting for a reply and will wait until end of this week, if not we will be pulling out too as we are getting better options at different places now.
