Browse Forums Building A New House 1 Mar 08, 2015 4:52 pm Hi all, I am currently building with JG King and have engaged an independent inspector for a second set of eyes over the build at over $500 an inspection. He completed the frame stage inspection this week and emailed me an 18 page report with lots of pictures and a big thumbs up on the build quality. Things he missed (that I picked up myself), Door to walk in linen on incorrect side of wall. Door to laundary standard hight, not 2340. One toilet sewage point not central to toilet room and needs to be moved. Question is, should he have picked these items up, or is his job more about overall build regulations, not internal items? I expected he measure every wall etc but are my expectations too high? I have not mentioned anything to him at this stage as am unsure how to proceed. Btw, SS is aware of issues and handling them well. Cheers Re: Are my expectations from independent building inspector 2Mar 14, 2015 12:51 pm I'm no expert but I don't think that is the job of the building inspector. I thought they were supposed to look at structural stuff and ensuring things are done in accordance with the building code. My build thread: Custom build on 40 acres viewtopic.php?f=31&t=75656 Re: Are my expectations from independent building inspector 3Mar 14, 2015 1:11 pm Work with them. Two sets of eyes will always be better than one! Just make mention to them you noticed these things too, there may be a reasonable explanation why he didn't mention them as much as he simply missed them! FWIW the inspectors look at everything (well mine did), from scratched window glazing to variations in paving colours to doors opening the wrong way (more at the PCI for these things). It really is one of the best investments you can make, independent inspectors seem to command more respect from the building company's and they seem to respond expediently to there issues moreso than us everyday folk! I would send it to the certifier who is technically your representative and working on your behalf not the builder's 1 2267 That is a really good attitude Akin to you catch more flies with honey than vinegar. I do enjoy watching that tik tok inspector from Victoria but he does go a little… 12 81885 It is true that a builder can ignore your independent inspection report as it is not part of the contractual arrangement but that is stupid because he cannot avoid fixing… 9 46854 |
