Just curious as to what time frame other builers structural warranties are? Ours is 6 years and i have heard some builders offer 25 years. Is there room for negotiation? Also in your contracts is 'structural' defined. I dont have a list of what is structural etc. My father built not too long ago and he had several warranties defined as structural and different ones for paintwork and fittings. That bits not negotiable. Everyone gets the same. Check out the BCA website or HIA. Some builders might then offer a longer one like a lifetime warranty. But you would have to think " is the builder going to even be in business for all your life?". Probably not. Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me.
