Browse Forums Building A New House 1 Mar 06, 2015 7:19 pm Hi everyone, I have been having a read of this forum and I think this is just what I need to get me through the process.
We started the whole process back in April 14, chose the land and house and have been patiently waiting for titles which we expected Nov 14, but (our first test of patience!) we still dont have titles Although we have been promised (for the umpteenth time mind you) that it will be mid March. Aussie Living on the other hand have been great to talk to while we are waiting for everything to start, I have my fingers crossed they stay that way when things do start. We have chosen our tiles, and have done Pre-Start, I really wish that I was more excited when we were there, but I really thought we would have had titles by the time we went to Pre-Start, so we were kind of bummed and not that excited at all. We have our fingers crossed that this is it now, and we will soon be starting the process. I think I will need to use this forum ALOT! Hopefully there are a lot of level heads here who can talk us through the processes, and tell us that things are not as bad as they seem lol! I would love to hear from others who are just starting out in the whole building process AND from those who have been there done that, I guess I just want to know that our experience is normal, when things happen! Timeline ~ Paperwork 6/6/14 - signed House contract 30/8/14 - signed Land contract 6/11/14 - formal approval finance 28/1/15 - engineering/surveying completed 7/2/15 - chose tiles 26/2/15 - Pre-start 6/3/15 - plans gone to private certifier to be certified. (should take 5-6 working days) 13/3/15 - plans back from private certifier, waiting for Titles before they can go to Council. 2/4/15 - TITLES (Settlement due by 22nd April) 15/4/15 - Building Permit received 22/4/15 - Settlement completed 5/5/15 - Moved into Scheduling phase Building/Construction 6/5/15 - TAPPED! 15/5/15 - Site works started 28/5/15 - Footing's Poured 2/6/15 - SLAB!! 8/6/15 - Site Power Box 9/6/15 - Soak Wells and window/door frames delivered to site 10/6/15 - Soak Wells installed underground 11/6/15 - Rain water drains (pipes all around house) finished off. The pipes that were sticking out of slab were all cut down to slab level. 20/6/15 - Power where meter box will be, and all the dirt that was left over from soak wells has been removed 22/6/15 - Site Shed delivered 23/6/15 - Sand, Internal Frames and BRICKS!! (22 days between Slab and Brickwork starting) 24/6/15 - Brickwork started 8/7/15 - Brickwork finished (14 days for Brickwork) 9/7/15 - Site shed removed 15/7/15 - the big steel roof joists/beams were delivered 16/7/15 - roof timbers delivered (14 days between brick work finishing and roof starting) 22/7/15 - ROOF work started 27/7/15 - Roof Timber and Alfresco finished 27/7/15 - Electricity switches/power point cut in's started 28/7/15 - electric wires/plumbing put in place 3/8/15 - Gutters and Rainwater pipes installed (10 Days between roof timber finishing and tiles delivered) 7/8/15 -ROOF TILES DELIVERED!! 11/8/15 - remaining roof tiles arrived 12/8/15 - Roof Tiling finished! 18/8/16 - Sand pile delivered for the Grey float (9 days between roof tiles finishing and grey float starting) INTERNAL WORK 21/8/15 - Grey float started 25/8/15 - Grey Float finished ~ Ceilings and Cornices delivered. 27/8/15 - Ceilings and cornices installed, feature wall rendered - Site power box removed, 2/9/15 - White set started 3/9/15 - Windows and Sliding Doors Installed 4/9/15 - More White Set and big rubbish clean up 4/9/15 - Internal Doors delivered and Laundry Sink, Bathtub, shelving delivered 7/9/15 - White set finished, sewer pipes all Connected 8/9/15 - LOCK UP!! Internal doors installed, Shelving cut to size, Bathroom and Splash back tiles delivered 9/9/15 - Ceilings and internal doors painted, kitchen cabinets delivered, bathroom cupboards and basins installed, bathtub installed (*side note: as of the 9/9/15 we are 18 weeks after the tap was installed, I am using that as my construction start date) 10/9/15 - all shelving completed, sliding doors installed to pool room, final coats of paint to ceilings and internal doors. 11/9/15 - Screeding done in Bathroom and Ensuite. 16/9/15 - Air con vents installed, bathroom hobs and bath bricked in 18/9/15 - Water Proofing 19/9/15 - Bathroom and Ensuite Tiling started 21/9/15 - Tiling continued, exterior painting started 22/9/15 - Grout done, Tiling complete, Fence started 23/9/15 - MEETING WITH SUPERVISOR (Belated tile meeting) Data and TV points installed 24/9/15 - Fence finished, Power points, exhaust fans, light fittings installed, Kitchen bench/sink put in place, bathroom bench top installed, second coat of exterior paint started 25/9/15 - Rangehood installed 27/9/15 - more exterior painting including the feature wall (*side note: as of the 1/10/15 we are 21 weeks after the tap was installed, I am using that as my construction start date) 1/10/15 - Bricks cleaned (6 days nothing has happened inside the house) 2/10/15 - Tapware installed, extractor vents put in roof, garage floor prepped for grano 3/10/15 - Toilets installed, hot water system installed, final termite spray around perimeter of house 5/10/15 - Garage floor (Grano) done, Gas stove top installed, Insulation delivered 8/10/15 - rain pipe moved 9/10/15 - external painting finished 13/10/15 - shower screens, mirrors and glass sliders on the wardrobes 14/10/15 - another termite spray 15/10/15 - house clean, PCI date given! 28th October 17/10/15 - Repainted the feature wall and paved the driveway 19/10/15 - Carpets and Lino were laid, all door knobs and locks were installed. Silicone around sinks and baths, plaster patching 20/10/15 - Painter was there doing touch ups 21/10/15 - Fly Screens and Blinds 27/10/15 - TV Aerial installed 28/10/15 - PCI (expect keys 11/11) 31/10/15 - Tiler extended Kitchen splash back tiling 2/11/15 - Roof maintenance/finals, painting fixed up, front site clean 3/11/15 - Garage Door installed 6/11/15 - Bins delivered 11/11/15 - 2nd PCI AND KEYS! We are turning what is on the plans as Theatre into an office, and the pool room is being closed in with double glass doors and will be our loungeroom/theatre. Your plans and colour selections are lovely. Good luck with titles. How frustrating for you. There is always something that makes you wait throughout the building process. I waited for my final plans for months and months. The admin side of it takes a while. But it looks like you are getting through that part well so shoulf be ready to build as soon as titles? If they're promising a couple of weeks though, you should see it within a month! The good thing about house building is it helps give life a sense of perspective. You learn to live through the crises, and find they're not that bad after all. You're doing well to get the selections sorted out, as that can be pretty trying. The layout looks pretty efficient without much lost to corridors and it's good how the activity area at the back opens on to the yard. Hopefully they can get building underway soon. We got confirmation finally on Friday that we have approval from the council so we are ready to build!! Yipee!! Love your plan. It's good to read some threads on this forum and find out it is not unusual for things to be held up! Our Prestart girl was Ivy, she was very efficient. I actually thought I was a patient person lol, I think this experience had really tested that so far, that's for sure! I am really happy with our house plans and can't wait to see it all come together! We didn't want hallways using up valuable space so this house suited us! Hi MalSannie, yes we went dark with everything! Our kids are all grown up so we can't use them as an excuse, it's just we are very attracted to darker colours. We are thinking the shiny (I call them my disco ball tiles) will offset the darkness and we are planning on lighter colours on most of the walls so we don't end up closing the house in completely with darkness!
