Just settled on a bargin block in Carine. Have decided to build with Ben Trager as their designs suited our needs with two master suites. Settled on the Cardini with the following changes. Widened the garage by a metre and also added 900mm to the length to fit my truck. Deleted the study and changed it into a scullery. Removed the island bench as i ran into trouble with my current house's island bench with a cracked hotwater pipe which cause huge problems to get fixed. Redesigned the laundry. Extended the robe in bedroom 3 to the whole length of the room. Put a wall up next to the staircase on the second floor and slide the bathroom down to the front of the house and made a huge wardrobe where the bathroom was. Doubled the size of the alfreco to accommodate a dining area and lounge areas and a wall at the end to place a tv outside. Added storage to the underside of the stairs. please give comment to my posts on my design and ideas during my build. The house faces east. Hopefully the house stays cool during summer with house facing east. Because of the dimensions of the block the carport needs to be on that side so the long alfresco area fits. Re: Ben Trager Build Carine 5Mar 06, 2015 10:51 am My comments would have been to initially design the orientation of the house if possible to meet solar passive principles such that your house is cool in summer but importantly warm in winter. That principle has living areas receiving northerly sun. http://www.yourhome.gov.au/passive-design Other comments are - There seems to be a bit of a void/gap in ensuite next to the vanity – perhaps making this a long double vanity would be better use of space? - Main bathroom appears kind of small for size of family home but can’t see dimensions. Is there a way of pushing into bed 2 a bit more, then pushing bed 2 into theatre a bit more? good luck with the build. Re: Ben Trager Build Carine 6Mar 06, 2015 11:04 am my last house was east facing, front of the house was fine, it was more the west facing rooms at the back get toasted in the afternoon, so I'd minimise the glazing or at least upgrade it's thermal capacity. I think you expect that kind of time frame when building 2 storey?
