Browse Forums Building A New House 1 Mar 04, 2015 11:09 pm Hi Everyone, Building a single storey and trying to understand whether it would be cheaper to get builder to do only the standard electricals (power points, switches, tv/phone) and let another electrician fullfill my wish list - downlights, pendant lights, extra tv / phone points, data points etc. after handover. If this is the way to go, is there anything I can get the builder to do? Sorry if this has been posted already, I could find many threads about electrical post handover but mainly double storey homes and also was't understanding some of the terminologies used in those threads. Re: Electrical post hand over for single storey 2Mar 05, 2015 11:07 am I suggest you get a quote from your builder and decide what you want/can afford to upgrade (if anything). Just be aware that builders' margin can make upgrades really exy. However, for example, my builder charged only $5 to change from a single to double power-point so I thought it was worth getting them to do that. Also keep in mind the things that may be easier to get done during construction (for example getting a power point put on an island bench) as opposed to having to retrofit after handover. Another option is to approach the sparky when they are on site and ask them to do some more work for you (cash in hand). I ended up getting my own electrician to come out maybe 18 months after I built to add in lights and a power-point where I found I needed them (only discovered after actually moving in that it would nice to be able to see the dishes I was washing in the sink lol). Also in Victoria light fittings (other than those that are DIY) must be installed by an electrician in order to get a Certificate of Electrical Safety (important for insurance purposes) so I just kept all of the (inside and outside) fittings I wanted installed to one side and got the sparky to come out and do everything at once. Our builder gave us a quote so we work out if we could afford cash or to add as a variation. But as we can afford the cash we will be dealing directly with the builders sparky on site. Re: Electrical post hand over for single storey 4Mar 05, 2015 12:49 pm Hi there My situation is this. Got builder to install the usual one bayonet per room ONLY within rooms I would ever have one light. (E.g. WC, WIR, WIL, and the front and side external light). In every other room I asked them to install a junction box in the ceiling space so that my sparky can install my own downlights/pendants and star lights where I want them, post handover. Each junction box in lieu of the standard bayonet was only $10. Post handover I will put up my own external lights and change the bayonets in the WC, WIR, WIL to nicer light fittings. In terms of GPOs it didn’t seem a whole lot more expensive to get builder to install these so I added about 20 double GPOs at Prestart (which includes 3 exterior). I’m not sure where you are building, but here in Perth we build largely with double brick. So there is opportunity to add GPOs to your external walls after handover by running cables down the cavity gap. However, if you have insulation in here it may restrict space and if you’re getting foam or any pumped type of insulation, it may prevent that full stop. I asked for my internal light switch cabling to be put into conduits such that if I wanted to add a bedroom fan, or exhaust fan etc, the cable can be run down that conduit to a wall faceplate above or below existing faceplate. Otherwise, the faceplate for the fan might need to be on an external wall where it might be easier to get cables down. This might not be convenient or desired depending on your room layout… In terms of TV and data points, I went with the builders Smart wiring minimum data package. It makes the home NBN ready with a TV point (which needs to be connected later to an antenna on your roof that you install yourself). The two data points are basically your internet computer, and one for voip/phone. I have chosen to have extra conduits run in lounge wall, Bed 3, theatre, outside in alfresco to provide cable NBN connection to devices as opposed to relying on wifi. Getting 25mm conduits chased into the internal walls wasn’t much more than getting someone else to come in and do it. Also, the SS is within their rights to not allow anyone else to come in and do work on the house during the build if it might risk HSE and insurance requirements etc, so its easier just to get them to do somethings. We are still at the tender stage and waiting for the electrical to know more about the prices. I'll keep in mind the suggestion of cash in hand with the sparky on site. Hopefully the GPOs are not going to be that pricey, and I will also find out about the practicality / cost of running conduits.
