Its been quite a journey since i first bought the block in March 2014. Spent about 10 months researching Builders and Finally decided to go with Henley. Found them a lot better and more reasonable then any other builders out there. Found them very transparent in pricing and upfront with costs. The only concern i had was negative reviews i found about them on internet but then when you build so many homes every year you can't win them all. But My experience with them till now has been top notch so hopefully it will be like that Forever. My Land Titled in December and I Signed contract in January 2015 And i'm Building monaco Q2. Henley were onsite around 20th February and i am expecting Slab to be poured this week. So glad i opted for fixed site costs. Regarding fixed site costs it was 17k for fixed site costs plus 5k for fixed rock removal. This was all fixed even before they were to the land for soil tests etc. I know it was on the higher side but it worked out well afterwards because rock removal people told me it would have costed three times more for the amount of rock they got out. I agree 100% with you in regards to them being reasonable... so transparent and upfront compared to other builders... and their inclusions are pretty good. I am also building the Monaco Lux Q2 in North/West Melbourne. I look forward to seeing more pictures and the progress of your build p.s. those rocks are crazy!! Lucky you went with fixed site cots. Hopefully the color choices will work in real as well.... They all good on paper . Glad to know someone else is building Q2 as well. Henley has used waffle pod slab on my build. Henley charged you seperately for rock removal? The fixed site costs we've been quoted had all the rock removal included if it was required. My site costs included rock removal and costs for extra piers if required for easement at back of my lot. So it was all fixed before they got to do any soil tests. I'll be building in Beveridge, just waiting on land to settle first. But still going through the process of selecting all our colours, etc in the meantime. Slab was poured within 10 days after site start. Bricking and plastering start on monday. So its all been on time.
