Browse Forums Building A New House 1 Mar 02, 2015 5:29 pm Hi All, I've been trying to decide between two floor plans of Carlisle and Henley for a 13.5 m width block. Both plans are for 12.5m+ width blocks. Following are the floor plans. Henley is about 10m2 bigger gained in alfresco and Living compared to Carlisle plan. My wife is little bit concerned that Henley floor plan's laundry area being just after garage. She prefers to have it closer to bathroom as Carlisle's. But i don't know whether that's is that much important. I'm new to Australia and just married. I guess there are some unforeseen areas to me that you see in these plans. I appreciate if you can comment practicalities of both floor plans based on your experience. Also when i did a costing Carlisle end up being around $7k-10K expensive compared to Henley. This is even with approximated site cost of $14k coz they can't give fixed site cost until tender stage, coz my land has a retaining wall. Henley gave me fixed site cost as $10.5k including any rock removal even before making a deposit. I guess Carlisle's variations are even expensive compared to henley. And even to make a reasonable costing, I feel Carlisle is not as transparent in costs as Henley until tender stage. I prefer the laundry there that way if someone exit/entee the house i wouldn't be hearing the garage closing too much. Henley's design feels more coherent then Carlisle to me. Have u gone and had a walk through those houses and see which one is preferred for you and your wife? It would definitely help u decide which u like better. Decided to go with Henley because of there Transparent pricing with all costs given upfront before i signed on dotted line. I narrowed down my search to three builders which were Henley, Carlisle and Boutique. Went with henley as i personally feel they have lot more inclusions as standard then any other builder i looked at. Just try to compare the costs by including same things with both the builders and you will see the difference. Don't forget with Monaco Q3 you will get timbers windows and stackers as standard. You haven't said which way is north, or where you're building. Ideally you want to choose a plan with living areas facing north (or flip a plan, so this is the case). This will result in a "light & bright" house, with living areas that are shaded from summer sun (a long as you have appropriate eaves), & are heated by winter sunlight. Also it's best to try & minimise Western windows, as these will overheat a house in summertime. Clear visibility to costs gives a peace of mind and enables me to rationalize any decision well. i cant wait counting my fingers till the tender is sent from Carlisle and worse case being way off from current estimate. When you get there the girls will give you all the upgrades pricing for YOUR particular floorplan so there's no guessing how much it would cost to upgrade to cat 3 bricks or cat 2 flooring etc, it's all quite clear. What you should do is at Sales put in as much things as you can think of that you may want and by tender they will have all your pricing done and most the time it's quite accurate.
