Browse Forums Building A New House 1 Jun 21, 2008 7:32 pm Just a question for the WA'ers here.... Has anyones house building been affected/delayed by the gas shortage yet? Re: Gas shortage WA 2Jun 21, 2008 8:48 pm no but we are freezing and in the dark!
all asked to do our bit to conserve gas/electricity its a huge problem though! many people apparently out of work over it, businesses having to reduce output or shutdown or loosing heaps of money, price gas going up of course etc etc Re: Gas shortage WA 3Jun 21, 2008 8:54 pm we hope to have out slab down this week, and I don't believe we will have delays in regards to concrete and bricks, though nothing guaranteed yet. Wen to Midland Brick today and they have a note on the door saying that all bricks are going up from 1st July, hopefully ours will be sorted before then. Re: Gas shortage WA 4Jun 21, 2008 9:23 pm I'm a bit nervous in that regard because earthworks hasn't even started yet for ours.
I'm not entirely sure what happens once they are on site, you have signed a fixed price contract and material costs go up, I would have thought that they can't just put the price up. I guess it depends on the fine print. However it's probably even more of a concern as to weather there will be a brick shortage, and even though we chose Formica over Laminex, it's not good new that Laminex has shut down. I suppose it just means more cost & longer waits while they import to demand from over east. But considering all the delays we seem to be going through already, hopefully they have the gas plant fixed within three months or so. After all I can't see being in our house until at the very least May next year. Re: Gas shortage WA 5Jun 21, 2008 11:40 pm When we had prestart last week they told us Midland brick had found an alternative power source. hmmm no reassurances over Austral though which was a worry as we are building with austral bricks. Hadn't heard about the laminex factory closing though. Drats, we've got mostly laminex in our selections. We also have the added concern that there is talk about problem finding sand for building because one of the sand quarries was finished. Not sure how much other costs will effect us as we haven't got a final agreed upon amount because of final variations. Hopefully the rest of the price is pretty much locked in. Re: Gas shortage WA 6Jun 22, 2008 11:25 am We will possibly be starting our house within 3-4 months, and a shortage of supplies is not what we need right now!! We need to have our new house built within 12 months, and this one sold, starting from next week the countdown begins. At the start of June, everything looked good and doable, now I am not so sure. Re: Gas shortage WA 7Jun 22, 2008 12:02 pm Kex, I've heard in the news (or paper) about Laminex having to shut down it's factory. Hopefully it would be back on line by the time your place gets to that stage. At least you have the benefit of the fact that it's such a large company, so for them to keep up the business and brand going I imagine they would just import the products from their other factories.
Scary times really, with everything else going on (fuel prices, affordability of living) the last thing people need is to have to worry weather they will still have a job tomorrow. Re: Gas shortage WA 8Jun 22, 2008 12:13 pm hehe monkeyupatree love the alternative name for WA.
It seems this starting process has been dragging on forever. we started 'talks" with our builder in February although didn't sign anything until late march early april ( maybe). it takes so long to get started.. Pebble I think you are right. By the time we get to the laminex stage everything should be back on track. I'm just hoping we can get everything fully signed before the 1st of July. all this talk of price rises has me worried. Re: Gas shortage WA 9Jun 22, 2008 3:04 pm To anyone who has signed a standard HIA fixed price contract ( as we have), it ain't fixed price. From what I understand the builder can past on costs in exceptional circumstances - and I think this will apply in this case. Re: Gas shortage WA 10Jun 23, 2008 11:41 am BT I was thiinking that's probably the case, and I agree that it would apply in the current situation.
Although if that did happen from our perspective, you have to wonder if the whole process hadn't already been so drawn out and delayed, then there may not have been for any need to increase costs. Fingers crossed that the builders aren't being significantly affected. I'm sure they have a certain margin for wearing the costs too, and if it goes beyond that then they have to pass it on. 4 10822 I want to build a decking to the drawn shape outlined in black. The problem is how close can I build to the gas hot water unit? Will I be able to build around it and be… 0 20230 you need a fridgie to answer but I would think you vac the whole system then add gas if you have a leak, unless it is new install with the gas already loaded, in that case… 1 3658 |
