Browse Forums Building A New House Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 41Nov 09, 2015 7:12 am We got an email from Eden Brae advising end of this month they anticipate settlement for land... Which would mean land to be registered anytime now? Not holding my breath though... They will be getting the developers of land to providr early access to the land to survey it and put together the construction certificate... I'm absolutely frustrated with the fact that there's not going to be anything done in terms of construction this year... Well highly unlikely. Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 42Nov 09, 2015 11:13 am Eden Brae recently advised that they should have access to the land in two weeks for survey purposes however, registration should follow sometime this month. That opinion by EB is highly contentious because the Land and Property information (LPI) usually take around 4-8 weeks to complete registrations and as far as I'm aware the subdivision hasn't been submitted. The consequence of registration after November (apart from the inconvenience) is that building contracts with EB will lapse and an extension will need to issue beforehand. I have visited the site last week and I can assure you that they are still working on the site in particular on the footpath. Trees have yet to be planted in front of every lot. For such a small estate the time it is taking to finalise matters is extremely questionable. Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 43Nov 09, 2015 5:25 pm At least you seem to be well informed by EB. We are also feeling very frustrated especually feels like we are being kept in the dark. As far as i was aware the paperwork should have been in council by now but when i rang them late last week it wasn't. If the paper work isn't even in council yet i don't know how it will register by the end of this month with the LPI taking so long. Like you said for such a small development it is taking way too long! Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 45Nov 24, 2015 10:49 am Hi Taram, no update regarding registration directly however, EB are requesting clients within the development to sign off on their individual house plan to lodge with council for DA which enables the start of construction. This course of action is usually taken when linen plans have been submitted by the developer to council before lodging with the LPI for registration. I can only infer from EB's action that either they have received the linen plans and registration is immanent or it is simply an exercise in proactive administration on their behalf. Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 46Nov 24, 2015 7:36 pm Thank you for your post Landcaster30 we have also recieved our linen plans and passed them onto our builder. We will be ready to go once we get registered. Would love rego to be this year! Fingers crossed! Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 47Nov 25, 2015 3:02 pm Taram, I contacted the Land and Property Information (LPI) today the registration is in progress it was lodged on 20 November, it will be allocated to an officer in the coming days so registration is not far away!!! Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 48Nov 25, 2015 3:12 pm Just received a DA check from EB and request to finalise variations. It appears things should be sorted within a week or two... Which may result in at least slab before Christmas? Or is this wishful thinking ! Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 49Nov 26, 2015 9:02 am Hi Presanthan, that's great that EB have sent you that document it suggests things are progressing. There is a possibility, I think, that registration will take place before Christmas however, a slab being poured this year in my opinion is improbable because after registration (assuming it happens this year) the standard contract for the sale of land require settlement on the land within 14 days. EB will not release the file for construction for another 20 days. It's cutting it very fine - but never say never. Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 50Dec 08, 2015 1:33 pm The status of the registration is that it's in the final examination stage. The LPI has made a 'Requisition' which is to say they have asked the developer a question about the subdivision which must be answered within 2 weeks. If the LPI is satisfied with the answer provided registration should be soon. Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 51Dec 08, 2015 3:57 pm Thanks for the update. I've just been requested by Eden brae to finalise all variations without delay... Good indicator Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 53Dec 14, 2015 5:49 pm Any updates? We have no finalised all selections and are due to sign the DA check. Not sure what status re: requisitions are... Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 54Dec 14, 2015 7:12 pm Requisitions means they are waiting on details about the sub division, we had the same and it took about 4 weeks after that was sorted to register Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 57Dec 30, 2015 6:07 pm An exciting development indeed. I will be checking it out this weekend. Thanks for the heads up mate Re: Anyone building in Nth Kellyville Whitegum Ridge Washpoo 59Dec 31, 2015 8:38 am Thanks Taram! I was there yesterday in the afternoon it's great to see those lots. Also if you go on to the Hills Shire website in 'Application Tracking' and type 22-24 Barry Road, Kellyville you can see the progress of the DA application including the surveyor's report and soil readings for your individual lots in case you want to know the soil quality for planting and future movements of your house. 3 22633 Petercurtis You able to contact the certifier and get a copy of your structural plans, if they are not in your contract. If your home was approved via CDC then they… 1 20154 Wish you all the best. Once you signed the contract, they will find millions excuses to charge you. And have seen their sites unfinished for a long time. 4 24824 |
