Browse Forums Building A New House 1 Feb 25, 2015 11:40 am Hi Guys, we are planning to build a house in tarneit and want to get opinion from everyone. This what we are planning to build 1. Land size is 514 sq 2. Frontage is 14M 3. North Facing 1. Rear Master Bedroom 2. Theatre room 3. Alfresco (not required) We prefer to have master bedroom at the rear but whatever plan we have looked with the builders they all have 1 thing in common. If the master bedroom goes at the rear then the other bedrooms in the front size becomes small. Most of the builders are not able to fit the other bedroom sizes and they have advised that garage is going to be on the opposite side so there is not much room to play with the size for bedrooms. The reason we want the master bedroom at the rear is we want privacy rather having master bedroom facing towards the road. We are open to suggestions as to what we can do or what you can recommend. Master bed room 4.5 x 3.8 We would like to get an idea generally why 1 would prefer master bedroom at the front and what are pros and cons and things like that...any help is appreciated Y0u R tH3 Cr3@t0r 0f y0Ur 0Wn R3@L1ty Re: Build House confusion 4Feb 25, 2015 1:36 pm Have you considered getting someone to draw a custom plan for you? We went with the master bedroom at the front but it's personal choice. I like being able to come in the front door without disturbing sleeping kids, but go with what you want not what others recommend! Re: Build House confusion 5Feb 25, 2015 7:27 pm Havent yet planned to get a custom build I just want to get an idea why people choose master bedroom at the front and not at the rear. I dont want recommendation. Getting good idea will help in making decision about the master bedroom Y0u R tH3 Cr3@t0r 0f y0Ur 0Wn R3@L1ty Re: Build House confusion 6Feb 25, 2015 8:27 pm Surely if you look around enough designs you'll find one which suits? Our project-home builder house has been completely rearranged from standard upstairs, as we wanted our bedroom facing north (which coincidentally is to the street), and a living room facing north too. Maybe get one of the rear-master-bedroom designs with too-small front bedrooms, and widen the entire house? Re: Build House confusion 7Feb 25, 2015 8:50 pm Clarendon let's you choose the frontage size in the search function of their designs, I see one that is 12.6m wide frontage, 38sq with bedroom at rear.. it's the Fairmont 38. http://nsw.clarendon.com.au/homes/detail/6639/3 They don't have a VIC site specifically.. they have NSW and QLD catalogues.. so not sure if Fairmonth 38 available in VIC? Anyway.. took me 2 minutes to find that.. Sherwood also has it at back, Bronte also at back. Boutique homes are good more inclined towards barcelona 28 or seville 28 Re: Build House confusion 9Feb 26, 2015 8:52 am We are building a single storey with the master in the rear. We changed the original plan and moved the master to the rear and the theatre room out to the front of the house and still have good sized bedrooms. You are most welcome to have a look at our plan, it's in the build thread link in the signature Our Build Thread: The "Extended" Marina by Visionone Homes Our Inspirations: Frank Lloyd Wright | Houzz Re: Build House confusion 10Feb 26, 2015 9:20 am Your floor plan is too good hootie. Our land size is 514sq . Front : 14m. Looking to build a 28 sq house We dont want Alfresco so we are trying to get that inside the house. The reason we are not going for Alfresco is because of the land size. Even after making 28sq house we would be left out with 8-10M at the back. So the floor plan what we want is rear master bedroom and have access to the backyard as well as access from the living room. But i have started working on a floor plan lets hope how it goes Fingers crossed !! Our first home was purchased off the plan... the one thing i always hated was the master at the front. Currently building again with this one thing my only requirement. Hard to find plans that accommodate so ended up going for a custom design and build Re: Build House confusion 12Feb 28, 2015 10:20 am Isn't there some display homes just off Sayers rod that have some rear master bedrooms. Although they may still have alfrescos?? Re: Build House confusion 13Feb 28, 2015 10:52 am I guess I've always lived in houses with the master at the front if it's two story. I remember my parents had a single story house once that had the master in the rear but it wouldn't have matter since the house was set back at least 20 or 30 metres from the road with landscaping for privacy. See this government website for advice on orientation, http://yourhome.gov.au/passive-design Re: Build House confusion 15Mar 03, 2015 5:54 am We currently have our master in the back and i do like it but our kids rooms are in the middle of the house. In the new house we will be at the front and the kids at the side off a hall way (pretty standard) I don't know why but I just felt funny about having the kids rooms at the front and the thought of being able to see in their bedroom windows from the street just creeped me out a bit. Also hubby jokes that when they are teenagers it makes it easier for them to sneak out without us knowing if they are at the front Hi All, see above image. The required setback from the rear boundary in my case is 5m, as you can see the shape of the site and location of the boundary is slightly… 0 8451 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17592 1 10482 |
