Thought I'd start my own build thread. Our land settled in January after which we spent the next few weeks obtaining quotes from multiple builders. Price, quality and reputation led to us choosing plantation. Our deposit was paid yesterday and the next stage, our tender, is at the end of March. We should hear sometime next week regarding the results of our soil test. We had our first visit to Cosham studios today and are completely over whelmed - so many decisions to make which we didn't even think about!! We are getting the following upgrades: -Fully ducted aircon -Upgraded facade with the front of the home rendered -Tile Grate Floor Wastes -Bathroom niches to both bathrooms -Laundry cupboards -Floor to ceiling tiles in bathrooms & ensuite -Carsarstone bench tops to bathroom & ensuite -An upgrades towel rail -Full timber staircase We are doing the following after handover after receiving cheaper quotes: -Carpet and laminate flooring -Front and back decks -Driveway -Landscaping I'll soon post photos of our colour selections and updates regarding our soil tests!! Re: Building a Plantation Soho 2Mar 24, 2015 11:13 pm Hi all, Had our tender appointment today and we're more than pleased! Variations all came in under budget. We only needed to increase the garage width to meet requirements (I'm not sure why they didn't already have the required garage width...we don't have any covenants) and we're required to put in a retaining wall which either us or them can do it... We feel like it's just easier for them to do it at this point in time but we have two weeks to decide whether or not we want them to go ahead and put in the retaining wall. All of our upgrades have come in under budget (only a couple of minor things to add at colour selection) although we've now decided to remove the front render and get it done after handover to save a couple of thousand. Plantation have been great so far. Colour selection can be a tricky time when you see so many cool things and want to upgrade haha. What suburb are you building in? and can I ask what they charged you to upgrade to full timber for the staircase? as part of my inclusions on the Sahara we got first flight timber included, but now I am thinking we should have upgraded to full timber.. We could have saved a few $$$ doing it ourselves, but it had to be done after site scrape and before slab, which meant control of the site had to be handed over to us and back again. As we couldn't even find a tradie reliable enough to actually turn up and give us a quote, we didn't want to have any delay with tradies on heads! Also, because we're right up close to our rear boundary (and our rear neighbour is practically on top of us!), it was really important it was done properly (and not our responsibility if it went wrong). Their retaining looks quite nice, if you check out my thread you'll see mine What was the cost of your upgrade to full-height tiling, if you don't mind sharing? And whereabouts are you building? Hi Krishy, We're building in Griffin (opposite side of the highway to Murrumba Downs) on top of the hill. We've lived here for three years (renting) and love it. They charged around $3300 for the full timber staircase. Hi Ilaeria, Yeh, we've decided to get plantation to do it because I didn't like the idea of them handing the site back over to me etc. They are putting in a timber retainer though rather then a concrete retainer - yours does look good though. We added in a $2000 tile allowance for the floor to ceiling tiles which is still provisional at the moment. And we're building in Griffin. Contracts and colours on Tuesday.... I think we have selected just about everything except we're still unsure about the bathroom tiles... Such a hard choice!!! Plantation have been great so far. Our contract all went well, all structural changes have been finalised. We are now just waiting on council approval which I'm told will be about 4 weeks and awaiting our final finance documents. Site start should be late May/early June! Then we had our colour selections which all went much better than expected. We were very unsure about the type of tiles but our consultant was great, super helpful and knew what we wanted. We're going for a little brown and timber theme throughout the house. One more appointment to go - our electrical consult which should be sometime next week. I'm worried about this one... We've allowed $3000 for upgrades but it adds up very quickly. Who was your consultant? We ended up spending nearly $6k in electrical but we had quite a lot of data and tv points added. The electrical was pretty straightforward for us, hopefully it goes fine for you too! And wow, $6k is quiet a lot... We've done a rough price up with the figures plantation has given us and we are right on budget for now. Colour selections, keep in mind the room has crappy lighting: Kitchen benchtop, overhead cupboards (gloss white) and the lower cupboards. And also the wall colour throughout the house with white skirting, trims and doors. External colours, light brown for cladding and the majority of the rending with the darker render as a feature around the doorway. White roof, garage door, front door and windows. Main bathroom - stone benchtop and cabinets. With the 300x600 porcelain cream floor tiles. Ensuite colours. As mentioned the feature tile on two walls and the porcelain floor tile. Mocha stone benchtop with dark cabinets. Laundry, ensuite, bathroom and powder room tile. Porcelain 300x600 - expensive but it makes or breaks a house. We went for fancy tiles in the ensuite and just kept the main bath fairly simple so we didn't break the bank with colours. Those wall tiles as your feature are going to look lovely! If we had of went for a single story would we have had pretty much no backyard as we're only on a 401 square metre block. Our master bedroom has a view of nice bush scenery a street over. I can't wait to wake up in the mornings and look over to the bush and hopefully wildlife? Everything has progressed very quickly, we're impressed with plantation so far. We had our electrician consult a couple of days after our contract and ended up a few hundred under budget after we decided to have our own electrician install our fixings after handover which is much cheaper. A couple of weeks after contract, we received our post contract variations which only came to $500 as we also received some credits. Yesterday we received our council approval, signed our mortgage documents with the bank and obtained our full building approval. Now we are just waiting on the bank to provide the 'authority to commence construction' letter to plantation which my lender has told me will take 24 hours but being a bank, I'll give them until the end of the week before I bug them if we haven't yet received it. If there's no holds up with authority letter from the bank, we're only a couple of weeks away. Woo!! We're also gathered quotes for our flooring since we're doing it after handover. Exciting!
