Browse Forums Building A New House 1 Feb 14, 2015 2:10 pm Hi all, My wife, 2 young kids and I have a block of land in East Point Estate, Haywards Bay and are just beginning the research stages. I wanted to reach out with other land owners in this particular estate to share stories during the processes. I'm led to believe the land will be registered within the month? We are looking at single level designs but have a private builder we are talking with who will help get a final design together with our draftsman. So many things to decide and so many options ....arrgghhh..... however we are trying to make it a fun experience. Long stressful process ahead I'm sure. Anyway I'm keen on meeting fellow land owners and sharing experiences. Re: Haywards Bay East Point Estate 2Mar 04, 2015 8:11 pm Hi FF, My family have recently exchanged on a block in the Bay Rise Release in Haywards Bay. We've been told that land is expected to be registered in August 2015, but am expecting that this timeframe will not be met. Have you had any update on when your land will be titled, hopefully if not yet its close? We are at the start of a long but hopefully rewarding process. Have been looking/reading/taking in as much info as one can as a starting point, have spoken to some project builders as well as informal chats with some customs. We will up the ante in the coming months, but not looking at signing any tenders until confirmation of land title. Keep the post active with updates, as I will be following and I will do the same. Hopefully others in these estates know of this forum and willing to share their thoughts and ideas as well. Unfortunately our block is still not registered but I cannot imagine it being much longer. Why do you suspect August date would not be met? Any hold ups? We've had approximate costs from Clarendon and Wisdom. The cost was surprisingly high with all the additions we are looking at getting. I'll be meeting with a private builder that comes highly recommended to compare prices. Meeting booked for Tuesday next week. I did a door knock around the estate and spoke with some locals. They all love it and had no negatives so it's very exciting to be building in Haywards Bay. I will definitely keep posting any updates and I look forward to hearing more on your journey as well. Best of luck Re: Haywards Bay East Point Estate 4Mar 05, 2015 10:03 pm Hi FF, Ah hopefully the land will register soon, although I did hear from someone else that purchased Land in East Point that they were told registration was pushed back to June. I hope this is not the case. Unfortunately the developer in HB have a history of running late on registration of the land, which is why I am not holding my breath that the final stage with be on time, fingers crossed though. We know of a number of people who are living in HB, and they all have good things to say (apart from the developer). Its a tight knit community, where most folks seem to be on the lookout for each other, well as much as that is possible. We are looking at a double story design (as we have outgrown our current house) and have spoken with a few of the project builders, with a Wisdom design being the closest spec to what we are after. By the time you change a few things, and upgrade the items that you want, the costs do quickly rise. Our next steps are also to consult with some referred custom builders, to see if they can come up with an affordable design, and then start making some more serious decisions. But I feel as if we have time on our side, as I'm not prepared to sign an early tender until I know for sure when the land will be titled. Good luck with the upcoming appointments. I recommend anyone building in HB to join the Facebook site "Haywards Bay Clan" which will keep you abreast of the current happenings. There are a few issues with Council and Developer, which you can follow on the site. I particularly did not like councils threat of "leverage" against the developer by delaying land registration for stages 7 & 8. Hopefully they come up with a better strategy than that given that they are tied to these issues by signing off past "completed" stages by the developer. Yes, the council did suggest that they might use leverage against the developers by holding back registrations, but it was pointed out to them that if this meant that buyers would be used as pawns it would not be acceptable. Hopefully, they can do it without interrupting settlements. There were several other items discussed. These included the re-zoning to allow strata developments which was objected to by those in attendance because of the narrow access roads. The council rates, which had been double charged because it was suspected that the developer had withheld the money from council, the state of the footpaths and infrastructure as no one was maintaining them, the large mound of earth and coalwash which needed to be cleared prior to development finalisation, the change in the developer's attitude towards mailboxes, and the issue with the 80 odd hectares of land promised to the now defunct Lake Illawarra Authority for parklands, bicycleways and jettys. Re: Haywards Bay East Point Estate 12Mar 18, 2015 3:01 pm Council always has the option of holding up registration of future land releases if the developer is not complying with the DA(s), but I think based on some information out there that it would be hard to argue this position when the developer is still within the development. They may be doing very little at this time in regards to the issues raised by current residents, but hopefully this will change as Stage 7 & 8 are released and they are finishing up their commitments - I guess time will tell. Council are to blame for the rezoning issue without the proper infrastructure, which is going to be very difficult to backflip on. The other issues are issues that need to be addressed by the developer, but hopefully council has other mechanisms by which they direct the developer to meet their commitments. If so, hopefully we will have some happier news to report in the coming months with our land being registered and becoming available to build on. Fingers crossed.... Also, in Release 7, major work is being done on the roadways. They have removed about 60cm of base, and are starting to add roadbase and packing it down. Seems there are some positives in regards to cleaning up the landscape etc. I've spoken to PRD recently and our block is in stage 5 which is due to register end of March. Not holding my breath though lol. Am i correct in saying that the bikeways and jetty etc is all up in the air at the moment? Re: Haywards Bay East Point Estate 16Mar 20, 2015 9:06 am Hi FF, I am a bit confused with your last post, as didn't you initially say that your block was in East Point Release, which is Stage 7. If your block is in Stage 5 (Sunhaven release), I would have thought that this block would be registered all ready. Anyway, if its March, then hopefully not long to go. I think at this point we all have to assume that the developer is still going to going to meet the DA requirements of the whole estate before they leave. They have been slow to this point in getting things done, so people are querying whether the initial master plan will happen, but until we are officially told it won't we hold out in hope that it will still happen. Re: Haywards Bay East Point Estate 17Mar 20, 2015 9:28 am Sun Haven was due to be registered early Jan, but for some weird reason ( Sewerage was the stated one) the registration has been delayed. The last forecast for Sun Haven is end of this month. (Next week?). All the visible work was completed many weeks ago, so I suspect the reason stated was pure BS. As for East Point, the latest forecast is June. I may drive around there later today to see if any work has been done this week. They tend to stop work fairly early in the day. I suspect they are Mexican workers, who like their Siesta. It's almost a situation where you can play "Spot the development worker". The release, Peninsula, where most building commenced just after X-Mas, is seeing a few houses now with residents. I actually didn't know that Sunhaven releases were still unregistered.... I agree the workers seem to siesta early afternoon, although I have seen them begin works early in the morning also. We've come to learn that's not the case. It's definitely stage 5 'Sun Haven Estate" Sorry for confusion I've been driving around The Penninsula and seeing the progress of the homes .... how exciting for the owners. I have a friend building there and unfortunately got caught up in the GJ Gardiner fiasco so his home is on hold for now. I'm thinking a career change into civil earthworks if they get siestas everyday!
