The buyer only has to be prepared with the 90% balance on settlement as well as the stamp duty for some (if not exempted). One thing you can research at the OSR site is whether you can get the $5K discount on the stamp duty but this may be applicable only to new vacant land. That means we are responsible for our own insurance and R&m of external building as opposed to strata title levy fee. I think a community levy of $250 to 350 seems to be a normal range to those 'C' houses to look after only the common private car court. BTW, I choose seasonal oak color scheme, what you guys are choosing? The second release is next to the water but I missed it. I assume some houses would have a good lake view. You can wait for further release to get a lake view but I am afraid by then the price will be much higher. Next time if you are really serious to get one, make sure you respond to the email within fraction of second. Their will be Stage 13 coming soon followed by Stage 61,64 which will have lake views. I have attached Council plan which will give you better idea about the construction plan. I managed to get 1 residence in stage 1, the premier collection for myself and help my friends get another 2 residence in stage 2, the Lakevue collection.
For those wonder how to make a swift reply, beside the tips list above @Rjz, you can try some of the below: 1 Use the Out of office/auto-reply/Vacation response function!!! Just enable the auto reply before the release time, the email server will automatically reply the email at the same time the email arrives. This will much faster than you have to open the email, click reply, copy & paste and submit!!! PS. This is the main reason i can be the 2nd to be called on 1st release. However, I used the same trick on stage 2 for my friends, I only be called after 2-3 hours. 2 Base on the experience from stage 2, i received the call few hours after email even though I replied the email (auto reply) on the seconds they arrives. I assume many people used the same trick, then many email arrives Australand's mail box at the same time, then they have to have some rule to order this emails. Most likely by the order of first name OR last name. 3 Get you family/friends register the VIP and help to click submit on the release date, to increase the chance to be called 4 Use the Gmail, i tested few domain, including hotmail, Yahoo etc and found out Gmail normally the first to receive the emails from Australand. For those got 1 and have friends also interest in, Australand have referral bonus program,1K cash for you and 1K cash for your friends!!! Make sure your friends ask for the referral form and fill down your name once they get one. Some extras might be interested to know: 1 Beside the NBN, All phone point and TV point are to included CAT6 data point. 2 Heat lamps are included in the bathroom 3 Landscaping are included, not only lawn in you backyard, but also the stepping stones, plants, paver etc. With the crazy properties price in Sydney recently, the Fairwater price are refreshing every stage for sure. I compared my one on stage 1 and the latest release, for the same floor plan, mine is 40K cheaper and 36SQ bigger land size. So for those plan for live in, get it earlier rather than later. Hi Kaycee, I got 1 in stage 1 and 2 in stage 2, both have to pay 10% after the contract exchange, where you heard the 5% from? To those of you that have purchased in this release (i always seem to miss out due to high demand!) i was wondering if the package prices are fixed or do you have to pay extra for things like site costs and council requirements? I was also wondering whether someone found out what the strata fees are for the terraces? thanks! That's the fixed H&L package price and no extra need to pay. 10% to pay within 5 days after the contract exchanged, and 90% pay on the settlement date. Upon the whole project completed, Australand will handover the whole communities to Blacktown council to maintain, so no levy need to pay for residence and townhome While for the Terraces, 250-350 community levy are expected for the common road to access their car ports. For the solicitor/conveyancor's job, they will go through the contract with you in details, eventually, non every non can understand the legal term in the contract and what they exactlly means. eg, the sun set day list on the contract normally means the last day the Australand need to hand over you the property. However, some term in the contract actually enable them to extend another 6 month before the contract can be resind. Also, a good solicitor will guide you over the whole purhcase process, from the date you obtain the contract until the property settled. during this period, there are few payment & application stage you need to aware and your solicitor should help you to orginase this, especially you need to apply a mortgage. Do you know when 3B Stage properties will be ready by? My friends are in stage 2. I just compare the price list of the 3B. The stage 3B should be ready by next May. I went pass last week and saw few machines on the side of 3B, it seems they doing the slab over there. |
