Re: Fairwater in Blacktown by Australand 155Jun 13, 2015 11:35 am @Fairwater Buyer: My cousin is looking to buy a place in Elara - Stockland, Marsden Park and I asked him to have a look at Fairwater as well. I knew you have been looking around those areas in the past and what was your opinion on them. Also, what made you decide to get finally a place in Fairwater ? Re: Fairwater in Blacktown by Australand 156Jun 13, 2015 4:53 pm @Rjz, i originally went for elara due to the price and the fact that not many estates were building near my current home in blacktown. The prices are currently in elara about for a 280m2 lot, $280000. A single storey house can be built for about $250000 so thats $530000. U get a house for the price of a two bedroom terrace in fairwater. Why i chose fairwater instead? Firstly, i work in blacktown so always wanted a new house nearby. I also chose fairwater due to the fact that there were fixed house and land prices. In elara, builders keep asking for MORE AND MORE money every appointment. There are many hidden costs and no landscaping and other features aren't included. Secondly, in elara u have to pay EVERYTHING upfront whilst in fairwater u pay only a 10% deposit and everything upon completion. Building is very stressful if u buy the hous and land separately. U have to deal with many appointments and so many hiddn costs.. Someone i know ended up paying over $90000 in hidden costs when building a house. Fairwater has complete FIXED prices. Location wise, elara is getting many new facilites such as shopping centres and schools, and there will be growth, but not as much as fairwater. Blacktown prices are rising as one of the most in the whole of sydney and new estates in blacktown are extremely high in demand whilst elara is quite moderate. I chose fairwater mainly because of the fixed prices, the easy paying process and the convenience of having everything so close (elara basically has nothing around it, so your friend will have to commute to blacktown for many years). Also in elara, u have to wait 1 and a half to 2 years for your home to be completed whilst in fairwater it's only about a year. Hope that helped! Re: Fairwater in Blacktown by Australand 157Jun 13, 2015 4:59 pm I visited the display homes today! They were beautiful and had SO much space! Although i definitely agree with Rjz, the guest toilets are very cramped and not designed very well. The finishes are awesome, especially in the bathroom and there is plenty of storage. The kitchen was slightly disappointing as the cabinets were made out of bottom of the range materials (they didn't have that smooth glossy finish) but the homes are defnitely a good size and exceeded my expectations. To those waiting for the next release (like me) i was told the next release would be in july and i am hoping to secure a 3 bedroom terrace (on display) or townhome Re: Fairwater in Blacktown by Australand 158Jun 14, 2015 11:27 am At the display village i fell in love with the 3 bedroom Metro terrace, the price and layout is great! But there are community fees and there are no townhomes with similar layouts. I was advised that the community fee would be $250 per quarter but they said it might go up. what do u guys think about the community fee? will we see a rise in price every year? Re: Fairwater in Blacktown by Australand 159Jun 14, 2015 11:31 am As far as I understand community fee is only payable if you have a shared street at the back of your home....if u dont want it then look for a 3 bedroom with Garage in front. |
