Anyone has updates on the Bushfire Levy exemption or done their soil tests? Just wanted to find out what the soil classifications are like for Harpley. From my understanding, this might have a big impact on site costs. Also, the lot I bought was undervalued by about $10,000. How were yours like? Haven’t heard anything regarding the bushfire Levy yet and haven’t done our soil tests either. Either way we have opted for the fixed site costs to avoid any major charges. We are building with Henley and they have charged us almost 20k for site costs due to a little fall in our land! And regarding the value of our land we didn’t have any issue. Our land was 183k for a 400 sq. block and its facing the little creek. Before a 400 sq. land was 173k ish but we paid an extra 10k just for the few and more privacy of having no other house facing ours. How big was your block and how come it was undervalued? How much did you pay? I’ll let you know when I have any updates regarding my soil tests to give you an idea. Best of luck with everything! Re: Harpley Estate 44Jun 20, 2015 11:00 pm Hi Tasminn Block is 448 meter sq. Paid 194k. Fixed site costs on PWC with Boutique currently costs about 15k approx. According to the sales representative at Harpley, land was consistently undervalued by a specific valuer. I don't quite remember who they are, but I didn't bother to get the land re-valued. On second thought, may be I should have but it's too late now. Land is titled and ready to be settled in a couple of days. I just hope that house + land don't get undervalued at time of building otherwise, I'm done Finger crossed! Will let you know if I get any important updates too. Ainsley has been great (with our limited knowledge being first home buyers) Yay we got our plans approved by Harpley on 12 June too. Its fun to know everything is going ahead. We have had our soil tests done aswell and now waiting on Engineer reports etc. We have been down to the block afew times but not in the past few weeks. Our daughter likes a play at the park so thats a good thing. Do you know if any construction at all has started yet ? I know Release 1 titled quite a while ago now. Hi and welcome to the Harpley crew Im in Stage 3 with a couple of the others. I got an update on the bushfire levy and Anne said they are just wanting on the planning minister to approve. They were hoping to get an answer within the next couple of days Im pretty sure our soil test came back as a P class. We did fixed site costs right from the beginning though as didnt want it to impact us. Out land and build has been valued right on purchase cost. Although I know Anne told us that some are being valued under (she told us if that happened to us to contact her and she would sort it) Hope that helps in some way Re: Harpley Estate 48Jul 24, 2015 6:58 pm Hi Guys, So exciting driving around Harpley and seeing people's building temp. fences up and slabs down!!! We are abit concerned at the mo, Metricon have gone back to the council, regarding possible being on flood plain, and whether we need a different foundation. But I'm annoyed as the land is titled, the soil test has been done, and that was ok. So not sure if its Metricon trying to get more money out of us, or if any of you guys have had a similar thing happen? Metricon are waiting to hear back from the council. How can you need a Bush Fire Levy but have concerns about being on a flood plain, it just doesn't make sense to me. I'm on attunga grove and my neighbour is already building, is that you kbandcb??? The child care centre is right behind us. Anyone been to the council to get their neighbours details for fencing etc yet? One Metricon comes back to us, hopefully then we can sign the final plans, and the builders can get on with it in August, fingers crossed!!! Re: Harpley Estate 49Jul 27, 2015 8:41 am Hi KaP82 I know right. So much is happening in such a short time. Its gone from afew temp fences up to now 6-8 slabs being down. CRAZY but so exciting Cant believe someone even has their bricks started too We havn't had any issues with the council re flood plain. I know it was brought up in the beginning but as the flooding generally only happens down by the creek (last time houses were effected it was back in the 70s and that was werribee river not lollipop creek) Looking at the slabs every single one that has been layed so far is a waffle slab so im not too concerned. If the builders were worried they would have advised different in the beginning as its them how is going to have to cover warranties. We will be concreting right around the house as I know if you put garden beds against the slab it will void it. Nope not us yet. We do have our temp fence up though. Looking from the road are you to the right or left of the one building ? Cant believe how far along the childcare centre is. Im kind of ** as they've broken our driveway to do some type of work over a month now still nothing has been fixed! And people have been dropping beer bottles inside. This looks hazardous but no action has been taken yet. Ive notified Anne but still nothing. That realy is not good enough. If I was you I would link this (or put this photo) on to the Harpley facebook page aswell. Ask them to advise when something will be done. I know technically they cant do anything but Harpley in general will hate bad publicity so hopefully they can put you onto the proper people. Thats realy bad Anne hasnt contact you aswell Im also super annoyed that they dont have the BFL exemption through yet. Its too late for us as we have a permit so its technically costing us $3000-$4000 more then others as they can get their plans adjusted to not include Bush fire items. If we are having waffle and other side of you is also having waffle then why would you need a different one ? Sounds odd but they may have their reasons. Honestly haven't look at fencing yet ... We are building with Henley and god knows when we will be able to build... my experience with them hasn't been that pleasant yet We signed our contracts now waiting for building permit. This is one place people will look for info and they will just type in Harpley which will bring up this thread Yes we had our house valued at the same time as land as we got both loans through at once. Ours came back spot on which is awesome but I know some people have has issues. I think some people are just over capitalising though. Its werribee..... you need to build a house thats going to fit within the price range of houses in the area. I just want to get started now. My site costs with Boutique costs $20,000 as well! I think this is a little bit excessive to be honest, knowing that I have a friend who only paid $5,000 for variable site costs (several years ago). Having said that, I do have another friend and read other situations where the site costs blew out way of proportions. Anyone else apart from kbandcb who knows their soil classifications? I have another friend who might be purchasing in Harpley and he was provided with an engineering report from Lend Lease. Apparently, the builder can tell what the soil classification will be from the engineering report. Not sure there, but I'll need to check with Anne/Donna. I might also check with the council as to where the removal of Bushfire Levy requirements application is at. Apart from that, it was great to see the slabs going down... and frames already too over the weekend for our drive-by. I dont understanding this flood thing? Henley seems to have gotten into the same trouble. They are delaying everything so much. On the other side of your street my friend has already started building with burbank and on Shipwright Parade I have another friend building with Carlisle none of them came across this issue? Yeah tell me about it all these houses are getting build quite quickly except mine Re: Harpley Estate 59Aug 08, 2015 9:29 am Tasminnn we finally have ours sorted now, 3 weeks later but after our own investigation it should only take 10days. The council has old plans showing harpley may be on a flood plan, but its a legal requirement that land isn't on a flood plain when subdivided. All it needs is a contact for Henley at the council to contact the water board to confirm that the land is not on a flood plain. This is done by an application for confirmation and consent to build. Once the council has this they send it to the engineer to update the plans. This then goes back to the builder. This took us all of a 10min phone call to the waterboard. But abit longer with our metricon contact at the council. Get your builders contact at the council and waterboard, and i would ring them myself. This seemed to speed up things for us at the end. We didn't find our metricon support person helpful what so every at this stage. Hope this helps. Now we are finally waiting for our final checking on contract etc so can get the building permit and start. Has caused a delay which not happy about. I contacted the wyndham council earlier and my request for info in relation to the removal of bushfire zone has been passed on to Paul Rickard from the Planning department. It has been 5 days now - not long I believe - but hopefully, he'll get back to me with an approx time frame. |
