Browse Forums Building A New House 1 Feb 18, 2015 4:23 pm Just a quick question.. I'm currently building a Burbank home, and as expected I have had problems every step of the way. (Mainly with Stocklands) But today I came across a new hurdle.. We picked a floor tile we found on our own which we want to carry all the way through the house, to every tiled area. Burbank has told us we can supply our own tile (not sure if burbank is laying it or our own person - have to check with partner) But as law states, Burbank has to do the Wet areas. They will not let us supply our own tile for this, They have said we have to pick a tile from their range and thats that. Does anyone have experience with this? we really want to use our own tile, what are our options? As long as the tile meets certain specifications and is all waterproofed as normal it shouldnt matter which one you use? The builder has deals with suppliers and thats they way they keep there costs down. The law is not who supplies the tiles just wet area's have to be done. Does there tile supplier not have a tile you like? Or is there nothing in there range that is anything near the tile you have picked. If you find one in there range you could go to the supplier and get them to order X amount more in the same batch that you pay for. From what I now understand is that tie tiles are included in the price of the house. By law they have to lay tile in the wet areas So what apparently is going to happen is the tiles will be laid, and the next day they will be jack hammered up. Complete insanity if you ask me. That's def a case of working harder not smarter. Could you upgrade to something else from there supplier and pay the difference. As it sounds like you've not finalised your selections then you're yet to sign Burbank's contract. Escalate the issue and ask to speak with the Administration manager (not your contract admin). Advise him that you wish to nominate tiles outside of their range and are willing to supply all the tiles if necessary and you want them used in the wet areas. Tell him to coordinate it with the Construction manager and seek approval to have it included in your contract. There is no reason that they can't source the tiles you want themselves if you put a bit of pressure on them. It's simply a variation in the contract. The only sticking point will be if you want a credit for the tiles they've already included in the base contract - they get them for next to nothing so you'd not get anything back. Realistically, is there not a single tile in the builders suppliers shop that's not something you like. I buy a house from Burbank and pay them $200,000 lets say. That $200,000 includes things that I cant change (so to speak) eg: slab, roof, walls, and TILES. So.. inside that $200,000 I have already paid for the cost of tiles for all the wet areas, regardless of shape and colour. Burbank then tell me to pick my tile, either a Red, Green or Blue. (keep in mind the cost of the tile and labour has already been paid, as it is included in the $200,000) I tell them I want a pink tile, They say no we don't have a pink tile, I can only choose Red green or blue. I tell them that I will buy my own pink tile and have it delivered to the site, only thing the tiler has to do is lay the pink tile. Burbank say.. no, you can only put down a red green or blue tile as in the $200,00 the have factor the cost of say $20 a tile and $60 to lay it (total being $80. I tell Burbank, I have paid you (in the $200,000) for a $20 tile, and $60 to lay it. .. I do not want a discount or money back.. I simply want you to keep your $20 tile and use it for someone else and instead lay the tile I have purchased with my own money. There for the tiler is now make $80 as apposed to making $60 (as the $20 would go to the cost of tile stock) Does that example help? So Basically, The Tiler is getting an extra $20 a tile (so to speak) as they dont have to buy stock. Sorry but having dealt with Burbank and negotiated a number of changes to the contract, the build, inclusions, post contract variations and more, I can say that they are willing to be flexible if you go about it the right way and with the right people. How successful it is depends on your negotiating technique with the people that can actually effect the change and not "jumping up and down" with the admin assigned to you. We are in a similar predicament. We hated all the cheap and nasty tiles our builder was offering! We have bought our own and will be negotiating with the tile to lay ours instead with a bit of extra $ his way. The builder also mentioned that we COULD take tiling out of our contract and provide our own tiler. There would be a way around it That's a fantastic result!
