Browse Forums Building A New House 1 Feb 11, 2015 8:36 pm Hi, We have just put land on hold, signed our construction grant and gained preapproval to build our first home, the Cumberland Alfresco by Statesman homes in Myponga! We are super excited. Land still needs to be developed though. So we are waiting for civil construction and master plans to be completed. We would love to hear from anyone who has built in Myponga or with Statesman, or if you have any advice/tips. We are first home builders and buyers! We have read that the land needs to be developed before soil testing and footings reports can be carried out...is this the norm? Cheers! Build Timeline: 30/01/15 - Finance preapproval 31/01/15 - Signed building contract 31/01/15 - Paid deposit/put land on hold 02/03/15 - Civil construction began on land 26/06/15 - Civil construction complete!!! 29/06/15 - Received footings and soil reports 30/06/15 - Plans submitted to council 14/07/15 - Colour selections 13/08/15 - Full finance approval 15/09/15 - Land titles issued 01/10/15 - Full council approval 02/10/15 - Settlement! 09/10/15 - Released to construction 13/10/15 - Block levelled and cut 15/10/15 - Trenches and plumbing 19/10/15 - Plastic and mesh laid 20/10/15 - SLABBED!!! 25/10/15 - Bricks delivered 28/10/15 - Frame delivered 07/11/15 - Frame 09/11/15 - Roof trusses 10/11/15 - Windows installed and bricks started 12/11/15 - Roof pearlins, water pipes installed and gutters and fascias installed 13/11/15 - Brickwork complete! 17/11/15 - Front door frame 18/11/15 - Roof!! 24/11/15 - Electrical first fix and downpipes 26/11/15 - Insulation 01/12/15 - Gyprock to ceilings and walls 10/12/15 - Lock up - Front door, kitchen/garage internal door installed. We are also building with Statesman (First home owners), in Littlehampton. We're building the Auldana MKII, but we've added a large Alfresco area and converted the carport to a garage + a few other minor adjustments. We were similar to you in that we signed up with them before the land was developed (back in June 2013). We were told by the Real estate agent that the land will be ready to build on in a few months, hence the reason we decided to sign up with a builder so quickly. Well, since then we have signed 6-7 contract extentions as there have been various problems with the civil works! Anyway, fast forward to Feb 2015 and we now have our footings report and can book in for our colour appointment. You're right, they can't do a soil test untill the roads and gutters are in, so that meant we were at a stand still for around 12 months. It's been a tad frustrating to be honest (not Statesman's fault at all), but it has meant we've been able to save quite a lot more money than we had planned on so it's not all bad. How many blocks in your sub-division. We had 18 in ours and it took them about 5-6 months of solid work to get it done. Good Luck! Oh dear, we were told about 2-3 months for it to be developed too...so it will be interesting to see how long it actually takes. Our block was one of the last to be sold, and I know that other people who bought the first blocks in the development bought them a while ago and are pressing for civil works to begin. So it's good in a way that we've come into it at the end. At Myponga there have been 2 stages of developments. There are a fair few houses in stage 1. We are in stage 2 and there are 12 houses. Wow that would be frustrating having to wait for that long, I bet you're super happy things are finally moving. How long did it take to get your footings report from when they did the tests? Our land was supposed to be ready in August 2014, but titles were only just issued 2 weeks ago! We have been waiting since then for council approval, some of the houses in the area seem to be getting approved so maybe it won't be too long. We had our first selections appointment after we received the footings report. (fortunately the salesman had allowed way too much so we get a nice credit) The selections appointment for us was basically spent taking down a list of the price of anything we might want to upgrade (as no prices are in the selections booklet), I think we also spent 1 1/2 hours looking at the electrical plan! We now need to book in for another appointment to actually lock it all in. What house are you building? We finally had some movement on the block over the weekend: pegs for where the road will be are in and the old structures have been demolished! How much did they allow for your footings? Ours were as expected (big sigh of relief), so I wouldn't worry too much. We are building a custom design - as the block is a bit of an odd shape, they used the Adelaide MKII for our cost base. I think you should be fine with the $32,000, I would be very surprised if it was more. Some of the pricing is criminal though if you are looking to upgrade a few things. We knew this would be the case though. They quoted us $189 per L.E.D downlight. We've got 38 in the house, so obviously we'll be doing that after handover for around $80-$100 a light. They wanted to charge us $3,900 to tile up to the ceiling in our ensuite and bathroom, so i'm gonna see if the tiler can do a cashy for me on that one, if not i'll get someone in to finish it off after. All in all the upgrades ended up costing around about what i budgeted for.
