Browse Forums Building A New House 1 Feb 11, 2015 7:29 pm We have bought one of the very last blocks from Australand on the Sunshine Cost. We can only build to 50% of the land but have heard a lot of the developers let you build 50% house and 10% alfresco, but no-one seems able to give us an answer as to who we have to apply to to see if we are allowed to do this. The development has been going for about 5 years but the sales agent doesn't know, the builders we have spoken to don't know. It does make a big difference to our house side so just who has the answer? If so, then it's the person that issues that approval that would know. I'm suggesting this because this used to be my job for a developer in Sydney and I would get these sort of questions all the time. Our plans don't need to be submitted to Australand. Their covenants are pretty much non-existant which is great (we looked at a Stockland list and they have pages and pages of restrictions and some were laughable). I have emailed Australand directly but haven't had a response. Re: 50 + 10, No-one Will Give Us An Answer 4Feb 13, 2015 10:05 am The 50% maybe a coverage ratio where the alfresco is not counted as it is considered an outside space if it has 2 or more walls open. The ratio in Perth is 40% and then there is a couple of % wiggle room. Front porches and landings by the same reasoning would not be included either I think. Definitely worth pinning down what the build envelope size is and what is counted towards it as it will potentially impact how you plan. cheers Mark Re: 50 + 10, No-one Will Give Us An Answer 5Feb 13, 2015 1:24 pm Our planning drawings show our calculation as being the sum of the slab area plus garage, it does not include the alfresco even though it is under the roof. From what I understand it is actually the amount of usable outdoor space that is the criteria, however most people/councils use the corollary to state how big a house they can build.
