Long time reader, first time poster. We have secured a lot in Calleya Estate, with titles due approx April. In the last couple of weeks, we started to look at display homes to get an idea of what kind of plan we were after. Wanting to take our time, as we didn't want to rush such a MEGA decision... (Well...) it didn't take very long for that to change... We fell in love with a display and now we need to work out budget wise what we can do with the display version to meet down to our budget, but have the inclusions that make it what we love (about the display)... We have a 15m frontage block that is just over 30m long, and we want to make the most of the 55% site coverage Thanks!!! Re: Dave&Amy - Calleya Estate, BANJUP - Family home :) RESEA 2Feb 11, 2015 5:19 pm i love the house plan and wouldnt really change anything apart from the extra alfresco, its abit hard to zoom in on a pc but from what i can see there is a bar with bifold window attached to the theatre in that extra alfresco area where i would tend to put that off the kitchen area. That way you can take more advantage of solar passive deism principles. With your living area in the middle and with an alfresco it could be quite dark. Anyway that's my thoughts, reorient are living areas to the north. I would also advise if you could take the natural north advantage you have and place your living to that side and move the kitchen. Love the plan - my only comment would be the bath in the ensuite.. looks a little pokey, would be concerned if there's sufficient room to get between the bath and the vanity bench. So we've had a bit of a shock. From the start we knew we needed the 6.38mm minimum glazing to windows, which we advised Summit at the initial stages of contact. After getting plans drawn up and priced and then making some more changes etc, I thought I would double check about the design requirement for the windows. I was then told this hadn't been factored in as it's only the noise affected lots. I again provided them with the same documents that state all lots in Calleya. So after a couple of weeks, I have got a quote back saying we need 10mm minimum (due to our BAL level 12.5) to full length doors and windows, which all up will cost $25,000 extra. Has anyone else heard about a 10mm minimum? Thanks!! Appreciate your help. Re: Calleya Estate - Family home :) RESEARCH 9Mar 20, 2015 9:29 am Jays Nope - I believe it was a minimum of 5mm for BAL. I have a BAL 19 rating and 6.38mm glass. Do however need metal screening on opening sections, I.e. crimsafe. Thanks Jays.
