My question is, what do you wish you knew about your volume builder before you signed with them? What limits/restrictions do they have that you wished you knew to ask about before? Eg, Porter Davis does not insulate between floors - this would be good to know before signing with them.... Re: Things you wished you asked your volume builder b4 signi 2Feb 11, 2015 7:57 am Apparently Clarendon allows you to extend the "time till registration of land" point in the contract. We were given a very generous amount of time but apparently this could have been extended up to 365 days. Luckily, even though we went beyond the time allowed we were not charged penalties but it would have been good to know it was possible before signing the contract and being able to discuss this option with an independent source (such as solicitor). Another thing, and I'm sure this is no different to other volume builders, is the admin fee for changes after the signing of the building contracts. Now, don't get me wrong, they did not hide this from us.. not at all, they were very clear about it before we signed but we weren't made aware until the actual day of the selections. I think knowing ahead of time that there will be an admin fee, and how much it is, would be good so that you can spend more time and more consideration on the plans, additions and extras you want to add. I think a great thing a volume builder could do is to waive this fee for the first change. Clarendon don't do this, unless it was their mistake or they failed to disclose something or whatever, but knowing that you can make a change to things before final CDC approval without penalty would certainly help take the pressure off trying to get everything perfect in the first go.
