We heard of an estate near us and decided to look into building. We chose the Sapphire but have heavily modified, it now looks like the Marcoola, only a little bit smaller. Our sales consultant was very hard to deal with at first, but now we couldn't be happier he has bent over backwards for us so far. We have spoken to many builders and chose Coral Homes as they were willing to alter plans for our needs. We exchanged on our land in September 2014 and stalled settlement 3 months after registration, settlement went through on the 22nd April 15. We have chosen the designer inclusions as the "mid north coast region" price list is quite a bit dearer than anywhere else. I look forward to sharing my build with you all 12 September 14 - contracts exchanged on land 26 November 14 - signed preliminary agreement with coral 5 January 15 - soil results in 28 January 15 - land registered 29 January 15 - 1st proper tender 6 March 15 - Full tender 12 April 15 - Contract signed 21 April 15 - Deposit Paid 22nd April 15 - Settlement on Land 1st May - Plans with certifier for approval 7th May - Colour Appointment completed 8th May - Electrical Appointment completed 15th May - Plans approved by Certifier 26th May - ACC sent to Coral Homes from Bank 5th June - Site Start date - woohoooo 1st July - Piering completed & slab prep started 8th July - Frames Started 13th July - Trusses started 20th July - Gutters & Fascia installed 25th July - Roof Completed 30th July - Windows & Doors Installed 31st July - Sarking Completed 3rd August - Bricks started & Plumbing commenced 4th August - Electrician rough in 10th August - Plastering & Cornices completed 12th August - Internal doors delivered & Garage door installed!! 13th August - Internal carpentry fit out started 18th August - Waterproofing commenced 19th August - Kitchen cupboards & ensuite/bathroom vanities installed 20th August - Bathroom tiling commenced 31st August - Painting started 7th Sept - Painting finished 10th Sept - Stonetop benches installed 11th Sept - Toilets delivered along with door handles etc. 14th Sept - Main tiles delivered 15th Sept - electrical fix out completed 17th Sept - Main floor tiling started & bath frame built Modified Sapphire - Wauchope NSW https://forum.homeone.com.au/viewtopic.php?f=31&t=75816&p=1302396#p1302396 Re: Coral Homes Build - Wauchope NSW 2Feb 10, 2015 2:18 pm hi and welcome . the north coast seem to always attract a dearer price. wauchope is a lovely place. had a coral home built near me and thought they really built fast. It is practically a Marcoola although they couldn't fit that on out block because of the length down one side. Signed up in September last year so the process has been pretty slow to date, even with a modified plan. But it seems that Coral is one of the quickest builders on here, so we all have that to look forward to Have you done any preliminary colour selections yet? Fun way to occupy the time while you wait! That's the rule for Gold Coast city council hopefully yours is different. Every council has different rules, give them a call to know where you stand. We sign the application with the council and we just need a letter from the current land owner to state he is happy for us to submit application before settlement. That's a relief! Signed contracts 9/2/15 and docs will be submitted to Taree City Council this week for approval, apparently the Private Certifier could not process. Coral have suggested 6 to 8 weeks for approval. Because we are from the Central Coast we went through the Woongarrah sales office. I would assume that we will probably have the same SS as you because the build will be managed through the Port Macquarie office. Looking forward to colour selections next week and Clipsal appointment soon. We finally got our tender today, although no site costs as yet so waiting to confirm what they are as the price doesnt really mean anything untill we know how much they are going to be. Also need changes to stone benchtops in ensuite & bathroom & discuss downpipes etc, which will mean more waiting the time is dragging on though I am not happy about waiting so long. Our SC was great in making sure all the little things were fixed. Make sure that the SC puts everything in writing particularly with what is included as standard. We had one issue with the feature tiles in the bathroom and ensuite, that the SC assured us were included but when it came to tile selection they were an upgrade. When it comes to the contract, the current tender letter forms the basis for the contract along with the plans. Our plans had lots of mistakes, including having downpipes running down the sides of the front portico columns. Coral wanted to fix everything with written variations but we insisted that the plans were drawn correctly. They did this OK. That is good news about the Port SS, it makes a big difference to have a great SS. As adriang has said make sure everything the sc mentions is either written down or at least in an email so you have proof of what was said to you. we had a few things that our sc said to us which was incorrect but we challenged head office and won. Just wondering if anyone has some advice about home sewerage treatment plans/ prices available in the area. I'm building in Kempsey and so far, $10k has been bandied about. I would preferably like a system which allows grey water to be used for irrigation etc. Not sure if this is standard these days. Coral advised that going privately would probably cheaper than thru them but if anyone local has advice, I would love to hear from you. thanks so much.
