Browse Forums Building A New House 1 Feb 06, 2015 10:12 pm Hi all In our slab design, it was stated that "Swimming pool shown" is a yes. However, we dont have any swimming pool and dont intend to have any swimming pool. The neighbour has a pool but it's on the other side, probably about 12m away from us, does it affect our site cost? Please please help. Thanks Re: Slab & neighbour's swimming pool - please help 2Feb 07, 2015 5:29 am The neigbours pool should not affect your slab costs. Basically the effect of a swimming pool should only has any influence within a distance from the pool equivalent to the pools depth. That would be due to the excavation possible undermining the foundations. The Harder You Try - the Luckier You Get ! Re: Slab & neighbour's swimming pool - please help 4Feb 07, 2015 6:21 am insider If it is a knock down rebuild was there a a swimming pool that has been back filled from the previous house? You can check on google earth Thanks for the reply everyone. We haven't knock down the current house but the house is really old. In the diagram/soil plan there was nothing mentioned about swimming pool being backfilled. It is just that one line saying swimming pool was shown. How do I use google earth to check if there was a swimming pool before? Thanks so much. Re: Slab & neighbour's swimming pool - please help 5Feb 07, 2015 7:10 am If you download Google Earth you can use the historical satellite imagery function to see older images than what Google Maps is showing currently.. sometimes you can see old structures on land that are no longer there. Re: Slab & neighbour's swimming pool - please help 7Feb 07, 2015 8:29 am The cost to remove a buried pool is massive 2-5 times the cost to put it in, so people just put holes in them and fill them in and it becomes someone elses problem later on when they sell the block. If you are purchasing a sub- divided block. 1. Check with the council 2. On sandy soils sites you can see an area/patch where the vegitation is growing differently. 3. For other soils ie. clays ask the geotech guys to check. If I suspect site issues I always drill small holes hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Slab & neighbour's swimming pool - please help 8Feb 11, 2015 9:57 pm StructuralBIMGuy The cost to remove a buried pool is massive 2-5 times the cost to put it in, so people just put holes in them and fill them in and it becomes someone elses problem later on when they sell the block. We have been told that it was a mistake - the "swimming pool" shown is meant to be a "no". However they refuse to change the massive site cost. So we are now exploring our option. Thanks. We learn quite a lot from this experience. We get a second opinion from our friend who is a structural engineer and he thought the slab quote is quite precise. But metricon overcharge us on the admin stuff like traffic management etc. We will have to analyse things again. Thanks for the advise again.
