From what I can see of my plans the front window above the stairs will be openable. I In the contract it says provide Wimbledon Façade timberwindows above Garage to Longbeach Façade (09-24). I did get a PCV reducing it slightly so it is now 850mmx2410mm due to insufficient space between window and garage roof, so it is still taller than it was and I am assuming still openable. If you look up in my thread there is a façade plan, on that you an see the window at each end will be openable (though we might only be able to open the one right near the middle landing with the help of a step ladder?. I have always been fussy about my stairs, and love landings - I don't have a price just for the platform, It is included as part of the price to upgrade the staircase to have stainless steel rod ballusters and timber handrail (instead of plaster wall with timber capping). With the electrical pre-wiring I had to give the locations of where I wanted everything. They were reluctant to pre-wire the alarm as it is different cabling. For the intercom I am having a screen downstairs near the dining room, and there will also be a screen upstairs. The CCTV is cat6 cables. I am so nervous about the wiring as there is literally going to be wires going everywhere so hopefully I have put everything where it should be. What façade have you chosen? Intention was always to select a facade without a balcony to maximise the backyard. Initially selected the Eclipse facade as we like the idea of all brick, however, having second thoughts. Now looking at the Ultima facade which uses some light weight materials instead of brick. Given we are upgrading the bricks, preference is to look at the bricks as opposed to render. Re the stairs, does the upgrade include steel rods, platform on ground level and timber instead of MDF for the 2nd flight of stairs? For the intercom, do you need power points for the 2 x video screens? If so, how would they conceal the power points? Where is the best place for all the wires to meet? I love that our stairs have a big platform in the middle - not a fan of angled steps round corners. I'm not sure re: power points, they will probs be put in behind where intercom should be, then we can get them hard wired in when installed. Will definitely be going through all the wiring with supervisor & installer beforehand to double check it is all going to be done right. We like the facades with balconies so opted for the cheapest facade available that included a balcony. I am forever requesting samples - most of the companies will mail you out samples & have request forms on their website, even the paint companies can send out samples - I actually bought (small charge though) a4 paint swatches from dulux for the Waldorf. I got a free plank of the flooring from the supplier, ceasarstone and laminex samples, only thing I had trouble with last time was the carpet for the Waldorf - managed to find a stockist (PD use different names), ordered sample through a retailer but it never came. Should be easy to get Henley samples though as the names/codes match that at Carpet Call, will get onto that soon one day I think. The only thing I wish I had was a sample of the tiles, I only have my samples of similar tiles from PD. Did you recall if you had any issues requesting the pre-wires? When I raised it last week, was advised it's not something they normally do and they would need to raise a request. Henley didn't have the intercom we were after. They were fine with the data points pre-wire (including CCTV since that just needs data cables) but had to push for the alarm/intercom pre-wires before they agreed, originally was told they would not do pre-wires for those - well at least for the alarm. Had my heart set on a Bosch alarm as I have friends who are very happy with their units. Notice you had a steam oven, had no idea they existed so I googled to find out more about them. Sounds like an excellent way to cook healthy meals. The electrical appointment went well, I didn't include the little lights on the side of the stairs due to cost, however, we came in a little under budget so we may be able to include. When we renovated our last kitchen we got the steam oven, the only thing we are not replicating from our previous kitchen is the coffee machine. Steam ovens are great - you can also get combi ovens which mix steam with regular oven, but I like the straight steam oven. Have definately missed it while we are renting... We haven't put in the little stair lights either. For some reason they don't really appeal to me? We have just started site works so still early stages, slab was suppose to be poured but the cyclcone has caused delays... So hopefully everything is back on track this week!! We have also organised our own electrical installs for data and cctv.... Organising your own electrical is technically not allowed by head office... but its often allowed when its organised by you with your site supervisor... Yeah aesthetically I'm not fussed, just worried about the kids if they need to go downstairs at night. Trouble is that 4 of them will set you back close to $800. No issue for adults as the light on the wall of the staircase has a 2 way switch.
