Browse Forums Building A New House 1 Feb 05, 2015 7:08 am Hi All, First time posting here. We are in the process of building a house and the house is near the end of the construction. We hired an independent inspector for the first 4 stages of the building process, but has run into some argument with him of late. A timber post in the alfresco has started to develop several cracks, one run from the bottom of the timber to the top. Two other cracks appear on another face of the timber, one from the bottom to the top half, and the other from the top to top half. I initially picked this up late last year, asking the inspector to take a closer look and get it replaced. He then said cracks like this are very common and he has seen thousands of these during his inspection career, and just recommended timber filler to be applied to the crack, sand to smooth and paint over will do the job. However, when my fencer came to do the quote and my builder friend came to do some quotation for other works, they said the post is badly cracked, and need replacing. I have then asked the same question to an experienced part time builder and he said the timber post being the Support Corner Post, cracks like that is not acceptable and should be replaced. I have gone back to the inspector and ask him to get the timber post changed, but he reiterated his position as of last year and refused to go to the builder to get it changed. He dismissed the seriousness of those cracks and considered them as minor still. But he conceded the cracks may reopen in the future. What option do I have to get the timber replaced? Whom can I ask to get an official answer whether the cracks are major/minor? Should I go straight to the builder? Our front porch posts are made out of cypress pine and have cracked but it doesn't affect their strength.
