Browse Forums Building A New House 1 Feb 04, 2015 8:34 pm After doing a heap of research on renovating and getting to a point where it was going to cost a lot of money and not get us what we wanted, we have now headed down the path of knocking down and rebuilding (KDR) our home. We were looking for a house that meets our requirements now with two young daughters but that can also accommodate are family over time as the kids grow up (hopefully not into rebellious teenagers!!). We originally liked the UrbanEdge range but price kept it out of reach and in the end, the Sahara house by Henley (one of the first ones we looked at) was the one that met 99% of what we wanted and was within our price range (thanks to the price crash promotion!). Without even proceeding very far, I can say that KDR is a complicated exercise. We are currently living in the house that will be knocked down so no only do we need to organise demolition and find somewhere to live, we need to time everything so that the land will be cleared and utilities disconnected in a timely manner to proceed with the build. Plus we want to minimise the amount of rent we have to pay when we move out. There are also a lot of additional costs like having to get underground power and disconnect/reconnect utilities that probably don’t happen with new land. The biggest issue we currently have is site costs – at this point we still don’t know what our site costs are and if they come in too excessive we may not be able to proceed within budget. So where are we at? We have got quotes for the demolition and think we know who we are going to go through but can’t lock it in until we know site costs. We have arranged the work order for underground power but haven’t signed it off for the same reason. Have also researched getting the current utilities disconnected but can’t do anything until we have moved out. We have been advised that disconnecting will take 20-40 working days post the house being vacated. Finance is sorted (we think) but can’t be signed off until we have a signed contract. And most importantly, we have selected our house design and made the desired changes (although we keep coming up with more!) and have had our colours appointment at Cosham. Tender appointment is scheduled for next week and we have been informed that we will get out site costs in the next couple of days!!!! Assuming all is good, we can the start to get everything rolling!!! Below are some of the details of what we are doing and a big thanks to mirz who has his own thread and whose format I have blatantly copied in pulling the below together!! New House: We have tried to stick to the stock plans as much as we could in order to keep to our budget. We’ve had some success but as I imagine is generally the case, there are a few things we have incorporated/changed. SaharaQ2 with following options: 1. Lancaster façade – would have loved a balcony but the cost was way too much plus the chances are we wouldn’t use it that much. The Broadway façade is ok but neither of us liked the wooden cladding so we went with the next option up which has a bit more rendering and a more prominent porch area. 2. Green living package – this gave us zoned heating, double glazed windows and 8 extra downlights. We thought this was a very good promotion. Also looked at the refrigerated cooling but it’s out of our price range for now. Have ensured there is space in the roof for in future but also looking at reverse cycling. 3. Luxury electrical pack 4. Flooring pack – laminate down stairs except theatre and study (carpet), all carpet upstairs 5. Shower niche (580 x 300 x 90) in ensuite 6. Bigger bath in ensuite 7. Double vanity in main bathroom 8. Double doors on study and home theatre (solid doors for this as well) 9. Fitted butler’s pantry with cupboards and sink 10. Water point in cupboard beside refrigerator for connection 11. Door access to area under staircase. 12. Water point beside refrigerator. 13. Fitted cupboards in dressing room 14. Additional insulation in walls and between floors 15. Increased jamb on alfresco doors to allow security doors 16. Move in pack – coloured driveway, path, letterbox, clothesline, antenna and flyscreens Scarily there are still some additional things we want to include which we will be talking to our administrator about!! Am hoping to use this thread as a bit of a way to keep track of things and ensure that we keep on top of documenting things! We have signed tender but contracts are on hold until we get a planning permit approved by council. Our site costs came in between 40-45k for a single story 34sq house (our block is 1100sqm) I didn't realise they did a move in pack for KDR - put driveway is going to be 19 meters long so I'm not excited to see what that's going to cost Re: Knockdown and rebuild - Sahara Q2 with Henley 3Feb 05, 2015 9:23 am KDR is a looong process as I'm sure you've already discovered. We are getting oh-so-close to a start date for our build now after first paying our deposit (with Coral) way back in May. We were living in our house too and just moved in with the inlaws a week ago. We're hoping to get a firm date for demolition this week, hopefully starting next week. I can't WAIT to get past the admin stage and actually see stuff happening. Unfortunately - but understandably - we can't get a start date for the build until the demo is complete and we have new soil and contour tests done, but I'm hoping there will be no more than a month where the land is just sitting empty. It kind of feels like we are right at the beginning of the process so I can imagine its going to be a long road ahead! We have gone with the lighter colorbond roof, the darker render at the top of the house and the light render on the porch feature bands. Window frames are the darker sample (the one with A on it) and the garage door is the same colour as the roof. The truffle board appears to be a popular option!! Had to upgrade the laminate to Cat1B as we didn't like any of the Cat1A choices. Carpet is Cat1 and we upgraded underlay to Cat2. We have just been told that the house has to be set back by an extra 0.5m which we can live with. What I want to know is does the setback have to start from the beginning of the porch at the front of the house or should it start from the main wall of the house? Our porch sticks out about 2m but isn't very big so I would have thought it shouldn't have to be considered as part of the setback. Anyone with any experience of this? A bit pricey but it included a lot more rendering around the top at the front and sides and the wider porch area. We were hoping to do a drive by to check it out but couldn't find one! Have delved into the building regs (regulation 409) and it says porch is exempt if is below 3.6m high and doesn't impede more than 2.5m. We did look at Palace but for me personally, the Sahara had a better kitchen with more storage space and I didn't like the master bedroom/ensure layout. Of course it all comes down to personal taste.
