Have been in discussions with Henley and have got the drainage cost removed from the price of the tender and replaced with a requirement that we arrange access to an LPOD and that if we don't we will require a charged system that will cost $10k to $25k. This is great as we have had the plumbers out and while they couldn't find a connection on our block, they have found a connection next door and advised it is going to a stormwater pipe. This means we should be able to tap into a much closer (and downhill) connection! Now have to get in touch with council about how we can get our LPOD to be ok'd as a connection to next door. We are now waiting for Henley to send through the revised tender which should also have reduced traffic management costs (which are provisional anyway). We have a couple of changes we are going to make including removing the flooring option, confirming why the sink upgrade is so high and some other minor things. Once done, we are all ready to sign and proceed!!! Am hoping no more surprises pop up with the tender! Major changes to the tender included: Removing the $20k pumping system for stormwater - we are now going to connect to our neighbours through an existing easement. Need to get council approval which I'm sure will be anything but straightforward! Traffic management reduced from $18k to $8k but remains provisional. We have removed flooring from the tender to be done post handover. Changed undermount sink from rounded option to squares (rounded option was $1100, square $790) Increased size of front door Incorporated under stair storage Contract signing is now set for 30 April combined with an electrical appointment. The next 6 weeks are going to be full on as we have to move out, finalise the demolition guy, install underground power, disconnect services and sort out council drainage issue. Apparently you need to be qualified now (my wife offered to take the course!) To be fair they said that given they wouldn't be able to drive into the block they would have to use crane to unload off trucks so there probably is some limited costs involved. We paid our deposit for Sahara Q2 but find that we have to pay extra $6600 for grand theatre/dining option. We wanted to compare that with Sahara Q1 price but now can't find the old price anywhere, can anyone help me please? We are currently looking for demolishing quotes but there is big price variation between $14K and 20K. It is a 4 BR house with garage. We are in S-E suburbs. Knocked down a 3 bedroom house and garage for $14k including asbestos removal from the roof. Good service although took slightly longer than the 8 weeks they advised (was closer to 10). Did a great job on both. Really clean and quick. $15k for both of us We got 4 quotes and they were all around the same price. Andre from online demolition was our second choice. We have gone for another quote including asbestos removal for $14.6K. Although this is at mates rates. Had planned to build the new house during a relatively quiet period in our lives but turns out life had other plans!!!! Have been trying to keep up with others threads and am so thankful as there have been a number of things that have been raised that have also happened to us or relate to our build. Am going to try and keep updating more often now that we have a bit more time. Anyway, things have been progressing slowly on our build. We have got the old house demolished, signed contracts and started construction. The whole process has taken a lot longer than hoped and most of that has been due to our issues with drainage. We moved house and had the old house demolished in April but didn't get contracts signed until mid July. Had a few issues with initial demolisher and ended up going with another company. Also had issues with electricity abolishment as the retail company couldn't get its act together in logging the job!!!!! Once contracts were signed, ran into a few issues around the drainage (we have no LPOD so have now ended up with a static charge and pump system) and a lot of to-ing and fro-ing over our rear windows. Construction only started in September but it is so good now to see things progressing!! As of today, the site has been cleared and scraped and all the electricity and plumbing put in place. Even better, we are schedules to have the slab in place by the end of the week. One question I do have is we have our pre-pour inspection (through Darbecca) scheduled for tomorrow afternoon - did anyone ever attend this inspection? I'm not sure what benefit there would be from attending but would be interested to know. Have a few photos of the progress to date which I'll put up and hopefully will keep posting away as things progress!
