Here is hoping there are no additional costs involved! Good news - we are a week away from being given to the "Permits Department", which take a few days to compile the file for lodgement. Once you have had your demo done will it be long until you go to site? I have no idea about KDR? We are pleased too tribe just need to wait and see M don't add $$$ on to it! Once demo is done (and I understand we have signed of plans), and site is handed over, M can take up to 20 days to come to site. I really hope site is handed over by mid April! But if you have overland flow onto your lot your council might have a stipulation that your floor height has to be a certain level above the 1/100 flood level to alleviate any inundation. The level it needs to be increased can vary due to many different factors but your local council will have all the guidelines that need to be adhered to. Have you had a look at PD Online for your local council? they generally have a flood mapping section where you can type your address or lot and plan number and see the mapping outline for the inundation levels. They will also show a 1/50 and a 1/100, plus the cause of the flooding, like overland flow, rivers, streams or creeks or back up flooding. Hope that helps mona. I have everything crossed for you that its none of the above and you can just go on your merry way. In other news, we booked our demo for 13 April - this is when the demolisher was available; and I think it is a realistic date - gives time for us to sign off on the plans etc. Good luck with yours you are so close to it all. I still feel we have so much to do. Still finalising colours, and really nervous about Electricals. This is booked in for 13 March. I am the most concerned about the carpet - we looked at the carpets yesterday - and I have to say I don't like any regardless of the categories. We are thinking of doing this post hand over through Dilirenzo - which will definitely be at least $10k for what we like . But I do know we will be very unhappy with the Carpet Call carpets.... at least we get the tiling in the promo we paid for. We are getting a flooring promo - we think we may be giving the carpet a miss; and having this laid post hand over. I am concerned whether banks tend to have an issue with this esp with the final payment? Need to decide this pre colour appointment - don't want to be in a situation where the bank don't agree to final payment due to no carpet!! I don't think Metricon bind you with this. It's not uncommon for the flooring to get done after handover. If you're worried, you should discuss this with your broker/bank before you finalise selections. Lincoln, I wish we could just do it after the build It is annoying - the thought of pulling out. But seems to be the best option at the moment. Whilst there are upgrades available - we just don't think it is worth spending a few thousands on and still being unhappy. I asked the CSC whether we could get access for carpet before hand over; and she said no.. and that M are very strict with this. I knew the response - but thought I might as well ask the question. CDC has now been lodged CSC is waiting on road opening approval from council - which takes about 3 days; and needs to be provided to the certifier. According to the CSC, CDC approval takes about 3 to 4 weeks - so we are looking at late March. I really hope it is sooner! Thanks for the tip on junction boxes I will add to my list. I am thinking of marking all the ppts and light points on the floor plan and tick it off at the appointment. Is this what most people do?
