My husband hasn't booked any leave in yet. He wants to wait until we have an accurate completion date. Daylight savings will mean so much more time in the garden (which will be a blessing after we move in). We are also building bayside. We've made a few changes. We are using the Eclipse facade but have tweaked it by adding weatherboard cladding and some render as we were wanted to keep our new home in tune with the local streetscape. There aren't a lot of brand new homes in our area but there has been lots of fantastic renovations done. The nicest ones have kept the traditional weatherboard look which is what we love. I was very interested to read you were granted a closer setback. We are not sure whether to apply for one. We were told by Mainvue the chances of getting it were low. The 9m is crazy! We have a big block and will have nearly 11m out the back, even with a set back of 9 meters but we would still love to be able to build closer to the street. We've chosen Ash bricks too, although there wont be too many visible from the street. In keeping with a coastal bayside feel, all our colours are on the lighter side. We are anxiously waiting to hear what our site costs will be as there is a flood overlay where we are. We know this will bump up the cost. Did you have a flood overlay where you are? I like how you're keeping in touch with the feel of your street. We're in a similar boat to you, in that aside from a subdivision of a single block in our street which resulted in a brand new build a few years ago, all other houses are 25+ years old. We'll stick out once we're complete. Weatherboard totally suits coastal houses - gives them the holiday house feel. I'd certainly consider going for dispensation to get a closer front set back. What are the current set backs of your neighbours on either side? Certainly a positive of a shorter front set back, aside from the larger back yard, is a smaller driveway = less cost. My husband and I were both drawn towards the Ash bricks when it came to colours. That was one of our easier decisions given it fit in with the colour scheme we had chosen. We should have some photos tomorrow of our bricks in place. I feel your anxiety regarding site costs. We were so deflated when initially shown them at tender. It almost put an end to our build. We were fortunate to not have a flood overlay on our build, I hope yours doesn't affect you too much. We are lucky that our block is so big. We even added an extra half meter to the plan, straight through the theatre, buters pantry and bedroom2. Also half meter through bedroom 4 and the alfresco. Still, I'm thinking we should go for the dispensation too. We were told it might hold things up a little if we do apply and had little chance because the neighbours all sit at about 9 m and also because we have so much space at the back already.im not sure which ocouncil you are with but I'm wondering how long it took for your planning permi to be approved? We have so much to do including the demolish but I'm feeling a little impatient. We had our tender book for later in July but had to change it. Now we can't get in until Mid August. How long was it between your tender appointment and your contract signing? If I remember correctly, another builder on this site did something similar with their Amalfi to add some extra size. Our dispensation took 4 weeks, and was fine. We're with Mornington Peninsula Council, who contacted both our neighbours for objections (which there were none). The size of our yard appeared to have no impact on the decision process. Our MainVue consultant suggested that we chat to our neighbours about it beforehand if we were worried of being declined. Perhaps that is something you can do? Which council are you with? Out tender to contract timeline was a long time - few months. For us, we wanted everything possible to be included in our contract, and not added in afterwards by a Post-contract variation (of which we've ended up having 6 of anyway). I know of people who Tender and sign contract on the same day. It will come down to site costs, and anything else that they may throw at you at tender that could delay your transition to contract. Good to know. Our neighbours are all lovely...can't see them objecting so it sounds like it's worth a try. We are in Kingston council, who apparently are not too obliging with things like this. Wow, you had a lot of tender appointments but it's great that you were patient and made sure you got it all right. We have not been offered an electrical appointment.??At this stage we are thinking of going with the basic package. We have a friend who is a sparky who should be able to add anything we want when we finish building. We are assuming this would be more cost effective. Thanks for your help so far.
