Browse Forums Building A New House Re: Our First home, building MainVue Amalfi 530 41May 13, 2015 2:12 pm Yep my colours only took 2 hours too! I didn't bother with electrical appointment - we just made the changes during the Tender/Contract appointment. All up Tender/Contracts took 3 hours (then I took contracts away and read them over a coffee) before dropping them in a few hours later. Progress has been full steam since then.... They emailed me today to get a title document as they are applying for council approval and building permits today already! Also spoke with mortgage broker and he is in process of getting the unconditional approval! Woohoo! Sounds like we all will be starting around same time! Ah I think our BAL 12.5 is going to stick... until further stages are progressed. It's a shame! Snyde, regards to electrical, unless you're going to do home automation then dont worry about having an electrical appointment. Powerpoints, data points, tv points etc can all be done in the tender. We've even added a few power points since. You pretty much get one shot once your drawings come back to make a few minor (non structual) changes. We increased the height of our kitchen splashback returns, moved some power points and data points, and added a few power points. Drawings came back about a month after contracts. We paid our 3% deposit today, and should be on site very, very soon! Super pumped!! Great news Chloea on losing the BAL rating! Valuable advice there, too Josh. You can opt to have it all in a day, particularly if you have a distance to travel to get to Cosham/Henley. However, in saying that, it is what ever makes each person comfortable. I'm not sure I buy into not having an electrical appt. We knew everything we wanted, electrical wise, in our house. Had spent a long time playing with our drawings and creating our own mud maps, and we aren't doing any home automation through Henley. There were still selection of light style (ie. power and style of downlight - we hadn't considered that one). Our consultant also ensured our plan we had drawn up would actually work, and not provide any "black spots". On top of the Luxury package cost, we spent a further $3K, so I think the appointment is well worth it. On top of that for electrical, we are using my dad to data cable, speaker cable, and Ethernet cable up the entirety of the house after frame stage. He runs his own data/elec company. It was a heap of red tape to get this approved by MainVue. I was initially told my Dad could do all the electrical, then they pulled pin saying no trades outside of MainVue allowed on site! Grrr!! On a positive, valuation came in perfect and should be unconditional on the loan Monday according to my broker!! Woo! One step closers! The block has been re-surveyed, nice hot pink tape on all four posts now!! Not long to go! Re: Our First home, building MainVue Amalfi 530 46May 31, 2015 9:00 pm ***UPDATE*** On Friday morning, Danny, Our Site Supervisor rang my husband to say he expects to have a excavator on site that very day. So exciting! We went to the block on Saturday afternoon, and sure enough, they had cut and levelled the block in preparation for the slab. Danny said they will do some plumbing work this week coming, and anticipate having the slab laid by June 16. We even have a "Porta-Loo" on site for the tradies. Here's a couple of pics of where our land is at now: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Our back yard now has quite an apparent slope to it. We are considering which option to pursue. Whether we get it levelled pre-slab, or whether we deal with it post-hand over. Would love to hear your thoughts and ideas. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I know there are so many photos here, but it's too exciting not to share. Of interesting note, when the land was cut and levelled, it looked ready to have the slab laid down on it. The earth was crisp, and the cuts sharp. In the week of work we've had, the whole site has just flattened out. Lastly, it appears that one of our points of contention in the tender, our LPOD has been piped through our neighbours easement. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Full steam ahead. We're expecting that when we visit next weekend that we should have a slab in place. Building our MainVue Amalfi 530 - viewtopic.php?f=31&t=75694 Re: Our First home, building MainVue Amalfi 530 49Jun 16, 2015 10:54 pm So after visiting our site on Saturday it was clear that while the slab wasn't down, we did have all (or nearly all) our plumbing in place and trenches dug. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We also noticed damage done to our retaining wall. It appears that an earth mover or Bobcat has run its wheel/tyre into our wall. We've reported this to our administrator who passed it on to the Site Supervisor. Interestingly, his response was that it looks as if a sleeper has sunk, and can be repaired. He didn't agree that there was damage, only dirt that could be washed off. WTF!!??!! Have a look at the picture below and see what you think. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I'm keen to find out if they just "flip" the sleepers around to hide the damage. You can actually see the top left sleeper has had a gouge taken out of it, as well as the clear marks from the tyre on the bottom right sleeper, as well as scraping on the upright. We will be keeping a very close eye on further proceedings. Our slab was due for pouring today however, sadly, I would think that the weather may have postponed that. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ and from the backyard: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ On our MainVue Portal the builders have updated a few pics this week that show the frame nearly complete. It's really happening so quickly now. Our portal showed that our construction is 12% complete. We will visit again on Saturday to hopefully a complete frame (and of course some more photos to come). We've also had confirmation from our SS that the damaged retaining wall will be fixed, and the damaged sleepers replaced. Have they given a rough idea of when it might be finished? Re: Our First home, building MainVue Amalfi 530 54Jun 25, 2015 8:31 pm Thanks Josh and Jessicana10, We're both happy with the progress of our site. You're right Jess, we have been able to still maintain a decent sized back yard. It would not have been the case if we didn't apply for dispensation from the council for our front set-back. Our builder hasn't given us a rough ETA (other than the standard 9 month allowance). We anticipate completion in early October.
