One thing I wasn't aware before I started looking to build was that there were these rules forced on new land by the developers. I'm building in Casiana Grove, Cranbourne West and am very aware of them now, but I'm just wondering what was to happen if for example I put a 1 metre "pool fence" at the front of my property for example. Or put a weather station up, as the wind measurer would be above the roof line. Just wish to get people's ideas on this. Re: Land Developer Covenants, how strict? (Casiana Grove + a 2Jan 30, 2015 4:03 pm Im not sure about Vic, but covenants in certain estates up here on the Gold Coast are very strict even down to them stipulating your roof must be colour bond, render to the whole house and 20% of the facade must be a different texture than render (like stacker stone, cladding or fancy bricks) only one type of fence and plants for the gardens from a list of covenant selected plants. No visible clothes lines, exposed agg drive way and no bright colours. Everything has to be submitted to the developer for approval and once granted the builder is notified and works can commence. If the owner deviates the developer comes down on them as they have previous proof of the covenant application from the owner and they are bound by it.
