Browse Forums Building A New House 1 Jan 26, 2015 11:47 pm Hi all, I'm starting a thread for our new build in the village in Wellard. Deposit has been paid on the land and titles are due in april. We signed a contract with celebration homes to build the Rialto. I have attached the plan below. Re: Building in the village -wellard with celebration homes 2Jan 27, 2015 4:19 pm For some reason, I can't copy paste or attach the design so this is the link: http://www.celebrationhomes.com.au/home ... ntent-tab2 We are thinking about moving the laundry closer to bathroom and toilet. And adding a double basin to the ensuite. These are our only changes so far. This is our first build so we don't have any experience. I would really appreciate if anyone could give me any other suggestion? what would you do differently? Thank you in advance for your help! Re: Building in the village -wellard with celebration homes 3Jan 28, 2015 4:56 pm Welcome to the village at wellard. I am building one of those narrow lot near Wellard Stn too. I have no opinion about moving laundry closer to toilet / bath room. With the ensuite double basin, I would say: why not, you got plenty of room to play around in the ensuite, plus if i were you, I would make the shower longer towards the basin & fit nicely with the double basin, to cut off the space between shower-basin & basin-wall. Love your WIR, it's MASSIVE. Sigh, I wish I have chosen a land this size too. Here's a checklist that I wish I read it 6 months earlier, here: viewtopic.php?f=31&t=5823&hilit=summary+at+page&start=620 Complete Timeline: viewtopic.php?f=31&t=75521&p=1294506#p1294506 === Recent Status === 23May: Roof Done Re: Building in the village -wellard with celebration homes 4Jan 28, 2015 8:51 pm Hi, I am also building in the village - whereabouts are you building? We are down the far end off Leda Bvld. Nice plan, I would add double sinks to the ensuite and increase the length of the shower too. Also what size is your front door as it looks small and you have room either side to make it abit bigger? Good luck with your build Re: Building in the village -wellard with celebration homes 5Jan 30, 2015 6:00 pm Hi Conakry 224, Welcome, I'm also building in Wellard not the Village but in "Providence Estate" Nice plan, similar to mine, I agree with sinurt & JJhome with regards to the ensuite, you could have a double entry door, also love the large walk- in. How exciting waiting for titles.. Re: Building in the village -wellard with celebration homes 6Jan 30, 2015 10:08 pm Hi there, if it were me I'd make bed two and three wardrobes into doubles. Double vanity in master. A rear garage door from garage to outside if that's a zero lot boundary wall. If you don't need four beds, maybe consider dropping to three by making bed three bigger by pushing toward alfresco, and incorporating a walk in linen as there doesn't seem to be much storage? That would give you a more generous alfresco as well. Consider a sliding door on the theatre, and a door to your ensuite to keep noise and moisture out of WIR. And bedroom. Maybe higher ceilings in living areas of big throughout (check you get 28c in garage and alfresco) as minimum? Check garage internal dimensions are big enough for your vehicles and storage unless you have s big block with room for a shed? Which way is north? Does the living area face north for passive solar living orientation? If not, see if you can flip design to take advantage of passive solar living. Will help with natural heating and cooling of your house. Good luck with it! Re: Building in the village -wellard with celebration homes 7Jan 31, 2015 2:18 pm Welcome to the Village. The double vanity is a good idea and a larger shower in ensuite. We would have done the double vanity if we have extra $. Extra door for laundry and theater. Bigger front door. Larger wardrobe for other bedrooms. As suggested by Beazley, it might worth to go with 3 bedrooms rather than 4 bedrooms. It seems the bedroom is pretty small. The kwinana council will enforce solar passive orientation for sure. Timeline: viewtopic.php?f=31&t=76782 Ask for references and speak to them.
