I have changed my house to a 3x2 and in the process of sorting all that out. Will update the page when I have something "concrete". Thanks for checking up! Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 43May 22, 2015 9:55 pm Why did you decide to do 3x2? Timeline: viewtopic.php?f=31&t=76782 Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 44May 23, 2015 1:02 am Chromeo Haha hey Sofia, no. There has been issues with my new loan application and the jazz. I have changed my house to a 3x2 and in the process of sorting all that out. Will update the page when I have something "concrete". Thanks for checking up! Sounds like a reasonable choice to me. So many builders just roll out 4 x2 when there are plenty of people who don't want a standard 4x2. Especially on smallish blocks compared to existing suburbia. Elderly looking to downsize, single home owners, coupled with no kids etc. Hope your loan stuff sorts itself. Banks aye!! Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 45May 23, 2015 1:26 am In a nutshell, the finance deadline for the block means I needed to apply for finance sooner while I still wait for titles. And as a single applicant, the bank that was recommended decided to decline my land and construction loan application. Strange when I had around about the same $ amount formally approved 2 months prior with Sienna Wood! And my deposit and pay has gone up since. I don't get it. But I figured I don't really need a 4x2 as a first home and a 3x2 would be much easier to manage. I'm working up the Dream Bayside and splitting the study into half IT nook half scullery.
Sad thing is no more a/c included as the promo ended but at least I get evap . That would be good for my electricity costs anys. And the house is only 10sqm smaller than 4x2 before so not too bad and I still have a big backyard. I upgraded the front elevation and I do believe this looks much nicer. Went last week to Avely to check out the Tahoe display and I love it.. Actually more than what I was previously going to build. Also this has a better orientation and the living areas are back to the east side! So I think everything worked out in the end. Oh and conditional approval came through the new bank so yay. Now just waiting for the new contracts and of course... Titles. Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 46May 23, 2015 1:31 am Sofia, I managed to shave approx 30k off my build. And I took off a number of luxuries seeing as this is my first home and I am trying to be practical. I kept my 30c ceilings though!! Beazley , indeed!! Banks can be rather difficult when they want to be. Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 47May 23, 2015 10:08 am Can't wait to see your plans etc. I am sure it will be lovely! My place is a 3 x 2 as well, it doesn't need to be bigger than that for the first home hey! I think everyone is too used to living in their big parents homes so it's natural to want to build such large homes. Everyone forgets Aussies living in big houses in general! I don't want to clean that extra room haha. My 3x2 is all allocated for and there is a reason for each room. 1 spare room and one artroom/study for me. Can't wait. Congrats on the conditional approval too When are your titles due? Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 48May 23, 2015 10:19 am Yup im on a 3x2 also! (plus a theatre) who needs any bigger than that when you're living by yourself! Congrats on the conditional approval too When are your titles due? Spot on about Aussies living big homes. They're up there with biggest in the world on averages. We aren't building a first home but still chose to downsize to 3 beds and upspecced the home. I think that will be s trend in future too as blocks get smaller to fit everyone in. Especially in Perth where coastal ribbon development is unfortunately rampant. Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 50May 23, 2015 10:29 pm sorry to hear about the drama with the bank. Hey, now you have a new bank so all good. 3x2 + theater is very good for you alone. We have a tiny block so 3x2 is all we can have. More like 2x2 in the end because we will use one as an office. No theater. The sacrifice being a relatively larger space on the side of the house. Hubby likes to plant veges. All our neighbours are using up the land space, though. Can't wait to see your new plan. Timeline: viewtopic.php?f=31&t=76782 Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 51May 28, 2015 9:46 pm Me too, I'm a three by two! (Plus I'm a poet, And I didn't know it) Sorry for the bad joke. Anyway, we have a 3x2 plus theatre and study nook. I wish I had done a 4x2 with no study nook, it would suit us better. But I think you are all right in choosing 3x2 if you don't need the extra bedroom. Houses cost a lot to heat, cool, clean and maintain! Plus your carbon footprint will be smaller! I did laugh, so good joke! Ermm.. Yeah.. About the 3x2..There is a lot of back and forth going on. Long story short, I'm building the ardent 4x2 still. It wasn't financially logical to build the 3x2 when I got so much more value out of the 4x2 specs for a couple percent more. Long term would pay off. I get contracts with amendments this weekend hopefully and will update all of it then. Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 53May 30, 2015 11:34 pm Oh. Er. Ahem. Well then....don't I feel silly! 4 x 2 it is then! Good for you! Swap houses?! Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 56Jun 02, 2015 10:48 am Yes Justin, I am ready to get this process underway! Considering I embarked on this journey in February last year, and have nothing tangible to show for it is a little daunting at times. But the knowledge I've gained sort of makes this whole process a pilgrimage of sort. I still can't decide on my exterior colours.. Stuck between the shale grey/surfmist vs monument/basalt sort of colours. Keeps reminding me of backyard sheds for some reason Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 58Jul 09, 2015 4:00 pm Ooooh colours! While I love discussing them I absolutely despise having to decide on them for myself. I had so many enormous sheets of plywood and dozens and dozens of sample pots. I even pinched some small pieces of colorbond from various places in different colours. Shall I add more confusion to the mix Chromeo and suggest a Shale Grey roof? It's at the light end of the scale but not as white as surfmist. I love it. Then you could have surfmist walls, or basalt or anything else too. What colour windows have you decided on? They will affect your choices too I guess ie dark windows versus light windows. Getting closer! Haven't updated anything on here recently as I have been overseas. I went with Basalt roof and pier with a light ish grey white wall colour. Will post it all up tonight with final plans. Still no titles.. 😡 Re: Hilbert,WA: Ardent by Dreamstart Homes (PPA) 60Jul 10, 2015 11:16 am I like Perth Aussies idea, I do like the first pic but darker roof I reckon jlo I have shed look alike issues too haha Ask for references and speak to them.
