So the council rules are NSW you can have 900mm up to 4.5m high and then 900mm plus 1/4 above 4.5m high. Our block 500m2 single story, our home plan shows approx 4.8m high. Again shows approx 4.8high so it could go over or under?! What will our minimum side set back be? I am wondering if a roof can be made shorter to meet 4.5m requirement so we can have 1m on one side? We were originally told we would have 1m but when the plans were drawn up they changed to 1.5m as the house is just over 4.5m high. I really want 1m on one side. I am currently waiting on a reply from our builder but trying to also do my own research. Re: Side setbacks 2Jan 25, 2015 9:49 am It really depends on which council you are in as they all differ as opposed to a blanket NSW policy. Generally they look at the walls only being 900mm minimum not the roof or any other projections but you are also limited to 675mm from the boundary for those anyway meaning you'd have a narrow eaves. I think that is in keeping with BCA rules regarding fire separation between buildings.
