Have just found out despite going to council and getting verbal okay (twice.....no not bitter) regarding having no habitable room at the front of our house have now had an official no. The fight will commence but if we are not successful..... What is the minimum size for a habitable room. There are many definitions for what this is and the ceiling height but say we want to put a home office at the front of the house - are there minimum dimensions - could not find this information anywhere. We are thinking 1.8x4.8m - a long desk on one side 50mm wide and room for chairs. We took so long to design our plan and this idea was one of the cast offs.....Opinions are very much appreciated. We do not want to change the rest of our house, so we want to stick with the current footprint. It is currently a 3 bedroom playroom, study house with two living areas. The new study 2 will be used as a library or office for mum! We did think of the entrance in the centre but it became too tunnel like and lost another 240mm because of another wall being needed. Opinions good bad or scathing appreciated. I dont know what the other end of your plan says but if you can put an 'Entry' on that side it might make it a little more likely to get through! I would wager my fancy feast that the requirement has something to do with providing passive surveillance of the street - so what they want to see is a window facing the street from a habitable room - it cant face off to the side (which would give you a little more flexibility. I think also though they will want the window forward of the garage. The whole habitable window to street is a bit silly though - I realise we don't want streets with fortresses on them but driving around most houses have either fences at the front or blinds/window furnishings shut up tight......
