Browse Forums Building A New House 1 Jan 19, 2015 7:57 am Hi everyone - as with most people, been following for a while, but now we are getting down to the business side of things We have signed with beechwood and now we are waiting for the final plans going to council. But before we go to our colour appointment, I thought I would ask a few things. Is the showroom any good for a variety of choices, or are we better off finding things we like elsewhere and then providing the options at the appointment. The main thinking I'm looking to change is the beechwood standard square sink that's grouted onto a bench top. (I've seen so many where the silicone turns black and horrible) The other question is about lighting. Is it worth getting LED installed by beechwood, or are we better off getting them done later? Basically, what's worth it and what isn't - and what should we know before we go !!! Thanks in advance - I'm starting my timeline Building the Sovreign in the Shoalhaven 21/5/2014 - land settled 10/12/2014 - initial deposit paid ------------------------------------- Building the Sovreign in the Shoalhaven 21/5/2014 - land settled 11/12/2014 - paid initial deposit for plans Re: Building with beechwood in the Shoalhaven 2Jan 28, 2015 1:35 pm [quote="TLT"]We have signed with beechwood and now we are waiting for the final plans going to council. Selections are limited so if you want anything special prepare to have all specification sheets ready to hand in so thay can allow for anything special you want.....And prepare to pay for anything outside the normal box as they will always place their builders premium on top of the changes...VERY IMPORTANT to remember. Before going to the appointment you should already have your facade worked out, wall and skirting colour and profile sorted, roof construction whether tile or colourbond (remember sarking is not part of the free colourbond roof!!!!) and your tiling colours that will blend in together. This is achieved by going to the tiling shop many times and trying different combinations as well as looking at many show homes for ideas as well as carpet colours....All wiring and lighting is performed by Eastwest electrical at Smeaton Grange and remember only batterns are fitted for lights unless you have in writing that the electricians will fit your chosen lights and also they will need to be paid upfront before they will wire your home for Beechwood. Make sure you have your wiring ideas already formed (as to where power points will go and light switches).....VERY IMPORTANT!!! as this is a seperate meeting with the electricians. Remember too that no aerial for TV comes in the home so you have to arrange that seperately....If anything I have forgotten or havent explained fully, give me a call on 0412045372 Happy to help with my experiences.....Scott Building HEAVILY modified Verdehlo Four with Seaview Facade in Nowra NSW Floorplan available on page 152 Re: Building with beechwood in the Shoalhaven 3Jan 08, 2016 11:23 pm here is my advice. Go over your tender with fine tooth comb. Query any costs. Query any credits you feel you should be getting back for changes. We followed a lot of the advice given by the colour consultant regarding handles etc. Upgraded to back to wall toilets. Considered acoustics of house and put soundcheck batts in interior walls of home theatre, also bedroom wall adjoining main bathroom, and ensuite wall adjoining master. I hate to hear showers going late at night when trying to get to sleep! Upgraded to tile-in-floor wastes in house at $90 each. I think this was money well spent as I prefer the look of them. We had previously asked for a sliding door to the kids bedroom wing where media is (verdelho 5 twist) but were told no. So I asked again at colours...and was told yes! So we were very happy. Be aware that a standard CSD is 720 wide, but we wanted 820 like bedroom doors. This caused a problem later as no size was discussed at meeting and they put standard on plan. Did end up getting it changed though. So discuss sizes with things!! Also put slide door in ensuite. Display house had L shaped shelves in pantry, but our plans only showed straight against one wall. I queried this, and am now getting shelves as per display, which equals more storage! We got a gas point on terraza for BBQ. Asked for privacy lock for master bedroom. Also advised to get deadbolt for garage internal door. Upgraded watertank colour to match fascia and downpipe (I think only two colours come standard, the rest is upgrade!) Upgraded to obscure glass in front door. Got mixer taps, and stone bench upgrades too. We have gone with a very neutral colour called Cloudburst, which gives a grey undertone, but I recently got a sample pot from Bunnings, and it is quite white which will go nicely with our colourscheme in kitchen. This was another colour that the consultant at Wetherill Park helped us with. Drawers and shelves in vanities are not included. We made the fridge space a bit wider so we can fit a french door fridge in space. As per consultants recommendation. Also for small cost, the overhead cupboards are longer, which gives and edge, so no need for handles. Clever idea. We are also doing powerpoint in pantry for microwave rather than a shelf, as our kitchen is not huge, and I don't want microwave underbench. I went to appointment with an exercise book and about 40 notes (numbered). As we went through appointment I recorded answers to the notes. And where applicable I asked the others that didn't come up, that way I knew everything had been covered. Just go through and write all your questions, and ideas to discuss at appointment. Having those notes also helped me when I looked back at adjustments to tender to clarify why we had or handn't made decisions on the day. Hope this helps. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110570 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11035 |
