Browse Forums Building A New House 1 Jan 15, 2015 3:50 pm Hi All, we are building with plantation homes and wanted to get your opinion on our site costs. Our Soil tests done 2ce have come back H1-P P due to uncontrolled fill and large tree at the front of the property that can influence the slab. our slab is 115sqm Costs Provide reinforced concrete slab with FFL to Engineer's detail for Soil Classification Type "H1-P" (Waffle Void Former System) $6400 Provide concrete piering of footings and slab founded into firm natural ground, due to disturbed natural ground on site $10500 The tree is on council land and is 18m high, 6m radius drip line - council does not want to remove it! Re: Site Costs H1-P 2Jan 16, 2015 7:09 am That pricing sounds about right to me. We are paying about 15k (fixed pricing for a 31sq) for an H2 waffle pod slab. Due to the fact that you have a P class site I would highly recommend you approach and independent inspector to do a foundation and slab inspection. As for the root barrier. I don't know the answer to that sorry. Re: Site Costs H1-P 4Jan 16, 2015 7:30 am tj9630 Thanks Joe.. ! I was hoping they weren't ripping me off! No worries. I couldn't tell you exactly if you are being ripped off or not but from what I can see there is a hell of a lot of work involved in those plans with plenty of piers. Root barrier are not a very good option in my opinion.I have seen many of them fail with roots going around, under and even over the root barrier.I would prefer deep bored piers or screw piles usually to around 2.5m.The extent of piers will depend on the engineer. There is a guide in the back of the Australian Standards (AS2870)which may help work it out if you can get a copy. Re: Site Costs H1-P 7Jan 17, 2015 11:45 am Yea.. I wasn't sure about the nets... We did get extra deep pierings towaRds the front of the house to negate the root system.. I'll have to look up the standards... Thanks for your advide I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13053 Is anyone building with Mojo and have a recent site cost tender 0 15931 Henley should give you some indication of site costs.
