We had handover on our new home in September and NAB is saying we have to have all our landscaping completed by February. This is an additional stress we didn't expect when building our new home! I dare say NAB is wanting to ensure that all expenditure or money allocated to your landscaping is spent by that time, so that you effectively will stop spending any further money is that area, and perhaps get yourself in to some financial strife ? I haven't moved in to my new place yet, but I imagine I'll still be doing landscaping for more than a year after I do move in. Just a thought, this may not be relevant at all, but we're doing our own landscaping due to $$$ & the official standard letter from the private certifier said we only had until early February to finish everything. I panicked a little & gave them a call, and an extension or two is fine as long as it doesn't run out to 2 years or something. So, if the occupation certificate can't be issued until the landscaping is done, maybe NAB's worried about that? And so maybe contacting them to ask "why" might resolve the problem if they can get extensions? Maybe we can get an extension from the certifier or get it passed without every last thing on our landscaping plan done. All the major stuff is done! There's probably a general catch-all approach of "no occ cert until all landscaping done", to cater for situations like ours; if none of what's left in yours affects safety or retaining or water-management or anything, you might be able to get sign-off (maybe) ... at least that's logical. NAB has helpfully advised that "Most Customers have their landscaping completed within two months of handover" and "the construction period for the loan is one year from the date of the first drawdown" and they "need to receive the final occupancy permit and finalise the loan before this date or the loan will become irregular" Fingers crossed the certifier is a little more understanding... when I can finally get hold of him LOL Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget.
