Thanks for your reply!
A similar thing happened to where we ended up buying (they released the last two stages at the same time - I think ours titled late and the stage after titled early/on time).

I think all the stages on the other side of the primary school will all be released at once. Thanks for your reply! A similar thing happened to where we ended up buying (they released the last two stages at the same time - I think ours titled late and the stage after titled early/on time). We built the Rathdowne with Simonds Express in Western Melbourne Site start Oct. 2015 Keys Jan. 25th, 2015 My build thread -here- Re: Anyone building in Bloomdale, Diggers Rest Vic 202Sep 30, 2015 10:37 am Hi Guys, received 27 pages frame/slab inspection report with 20 defects in it. We are bit worried as we dont know if its usual or something to panic for us. We have forwarded the report to builder and hoping they can rectify all of those defects. Although its my first home experience, I am not able to understand why these defects are not identified by builder himself or their certifier as I know they had their own inspector from Group 4 for frame. Its very unfair for customer to pay money for inspection to identify defects and then follow up for rectifications. Biggest worry is not sure how much delay it would cause for our construction process. If any one interested, I can share the list of defects so that you guys can also review yours in case not hiring external inspection. The dwellings slab footings has the opportunity to pool with water due to the way the block has been cut and the lack of back filling. I noted areas where the stormwater riser pipes are bent and showing rocks and dirt within the pipe junctions. There is frame overhang to the slab edge of between 20 to 30 mm in various positions around the home. These areas have been highlighted with marking spray paint. I noted the jack studs above window and door openings are orientated across the wall. AS1684.2 6.2.3 requires jack studs to be in the same direction as common studs. I noted that the builder has installed 2 x 90 by 45 mm studs that have been nailed together creating a post like replacement to the front porch area. The roof beams over the alfresco area has not been tied or bolted to the post supporting them in a manner that complies with the inserted or the supplier instructions. A number of the lintels over openings have been installed with no visible signs of nailing through the jamb stud into the lintel. The concrete slab has areas of boxing excess of approximately 25mm. It was noted that the studs have not been laminated with nails as per the inserted. All studs that support roof or floor loads that are adjacent to each other need to be laminated via the inserted process. This basic requirement has not been installed on this dwelling to a number of areas. All laminated studs must be checked. There are a number of out of alignment (OOA) walls in the home that exceeded the allowance of 4 mm tolerance over 2 m. These walls have been marked with blue spray paint. Bathroom - the bath hob is showing out of level by about 5 mm in 2.0 m. The bath hob requires noggins around the perimeter to support the plaster and metal waterproofing angle. I noted a number of walls that need to the fully packed out to match the sheet bracing. I noted the master bedroom window is presenting out of level. The Builder will need to rework the installation of this window to bring it to a level position. The nailing of the bottom plate to the concrete slab requires the use of 75 mm masonry nails. I noted the alfresco sliding door is out of plumb to the RHS. The Builder will need to rework this section to a plumb position. The timber frame wall at the meter box will need the installation of noggins at the bottom and top of the box to comply with the 1350 maximum spacing requirement. I noted that the speed brace installed on the trusses was not “Spliced” at the end of one section to the start of another. The concrete slab floors to the dwelling have areas showing out of level as well as visible humps and dips. I checked every room in the dwelling and the out of level areas, highs and lows are clearly discernible. The WC toilet pan has been installed off centre. The Builder will need to re-locate to the centre of the WC. Re: Anyone building in Bloomdale, Diggers Rest Vic 205Nov 13, 2015 6:08 am Hi guys, any recommendation for fencing? Ive read that A1 is no good. Should I go with Goodwill then? We're on lot 628 building with Mimosa and nearing the homestretch, hopefully we can move in before Christmas. Only pending I reckon are floorboard, carpet, cementing of driveway and alfresco, mirrors on bathrooms and appliances and cleaning and maybe a bit of touch up of paint. Cheers Re: Anyone building in Bloomdale, Diggers Rest Vic 206Nov 13, 2015 6:55 am jjeetthh Hi guys, any recommendation for fencing? Ive read that A1 is no good. Should I go with Goodwill then? We are in the same boat about moving in, just waiting for minor things to be fixed and a handover date. As the builder indicated, he's worked on many upmarket builds, these were the most well… 13 19241 I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports… 2 4504 Wish you all the best. Once you signed the contract, they will find millions excuses to charge you. And have seen their sites unfinished for a long time. 4 24827 |
