So our neighbours are trying to get their builder to install the fencing. The builder highmark homes has stated that you don't need exposed post with capping fence anymore that only the first couple of stages had that in their guidelines. Also you don't need high ceilings which personally I still like high ceilings. Anyone had this info told to them as I was a little surprised with that. Yes, I think the estate guidelines do differ from stage to stage... they have the guidelines on the website which are specific to each stage. I know that in my stage (Stage 6), a height of 2590mm is "encouraged"(all single storey and ground level for doubles), and a minimum of 2440mm is subject to approval, but is not encouraged. Again, in stage 6 timber capping is "encouraged". It is not essential to get this done, however we have chosen to do this as we do not live locally, we are not experts in building houses so I doubt we will notice any faults and it's a small price to pay for piece of mind. I also got a quote from Jim Inspections and both the quotes are very much similar. We chose Darbecca from all the reveiws on this forum. The report from the inspections are quite thorough and easy to read and I'm very happy with their work so far. I am still thinking which all inspections I should go for or all inspections. My only concern was we need to pay for re inspection in case need to them to validate if issued they have identified are fixed or not. I know we can also do the same but thinking if there is any technical fault they identify which is beyond our understanding then make sense to get ot verified by them. Our builder has been pretty good with fixing things and letting us know, but we haven't got Darbecca booked for all stages so there is no guarantee that everything will be perfect, which it probably won't. We just figured that we'd get the basic structural stuff checked out (frame and pre-plaster), then hopefully everything else after that will be checked with the final inspection. Surprisingly got Frame invoice on 25th so was wondering and visited my site today and what I see is framing is also completed..now sure how they could do it in just 2 days? Anyways so happy to see things are moving so fast. Oh wow, ours was poured on the 24th and we haven't received an invoice yet! We will probably get it this week... Wow your frame went up the next few days following the slab! The slab only takes a day to cure. Did you have a waffle or raft slab? Met my supervisor today first time and very happy the way he explained everything. Now need to schedule framing inspection this week and mostly next week pre plaster inspection. For the both of us, I would assume that we would just wait for them to put the fence up and then all the boundary owners divide the costs? Do you mean on Sunday (yesterday)?
