Investment consultants were forced to clean up their act when dealing with clients life savings... the same should apply to the new home building Industry as most homes will be the clients only lifetime tangible investment. There are many professional builders that dont rely on pressure sales techniques...seek them out. I have a list as long as my arm of the things they did wrong. A 9 month build took over 2 years - what a joke. And even when we eventually got them back for remedial work 5 years later they were still a DISGRACE. Please please please steer clear of this company. Re: Anyone built / building with Amano Homes? 26Jul 29, 2015 2:40 pm I gave AMANO HOMES in PERTH a budget to work out a double-storey design. After about a week, they came out with a design and told me this design is within my budget. Then, they asked for a deposit to proceed as I wanted to add a door to the walk in robe and add one or two small windows for the staircase, so they told me this is a design deposit. I did not see anything suspicious during that time because I was quite happy with the design. After I paid the deposit, in about another week later, they came out with the actual contract together with the amendments. I was actually eager and ready to sign it. But after looking through it carefully, I realised they HAVE increased the price from my budget by $33,000 in the actual contract. When I asked if there was a mistake in typing or misunderstanding, they told me this is the actual price. For sure, I was frustrated and did not accept this contract and requested for a refund of my deposit. They refuse to refund my deposit and tell me that they can only alter the design that they gave me earlier to suit my budget, which is making the design smaller in build up area. I feel so disappointed to encounter this in my first time building a home. I have had a few attempts to get my refund back by contacting them, but I have no success up to today. I did go to building commission and they advised me to go for Consumer Protection since it was an early stage and no doc was signed. I went to CP for help but the attempt has also been unsuccessful to get the money back. The next step I could go is to magistrates court. Re: Anyone built / building with Amano Homes? 29Jan 31, 2016 12:08 am Hi, I realise that this post is fairly old now but seeing as there is such limited information out there about Amano Homes it seemed like a good idea to get our experience out there, mainly to ensure that others go in with open eyes as to what to expect from this company. Two words to sum up our impression of Amano after building with them - dishonest and incompetent, and we feel that this is a culture that is endemic in the company as it goes right up to the board and managing director. I won't go into all the details as I don't really want to re-hash the 3 years of our lives that we will not get back, yes, it took almost three years from initial meetings and signing the pre-start to moving into our poorly finished home. Six years later, we are coming into contact with these people again as we are taking the matter to the building commission in order to get our house in a condition in which it can be sold. During the time of the build we had several independent inspections in which there would have been well into double digits of faults found, we also submitted at least two complaints to the then building disputes tribunal, for which we received in excess of 20 items that Amano were ordered to remedy. In addition to our legal battle, the Joondalup city council also threatened legal action against Amano Homes during our build. We had friends who built a development with them at the same time, they had many of the same issues that we did. We now have a list of over 30 items (some small but most major) where Amano completed works well below any industry code or level of acceptable quality. Many of these items are subject to current orders to remedy - which Amano homes either refused to fix or just made matters worse. Some examples 1.Render is of such poor quality that is was discoloured around most of the house before practice completion. When we pointed this out Amano's response was that the garden was too close to the house and causing the render to discolour. When they finally agreed to fix the issue, the finished product was painted half way up the wall, so now the front of our house has one colour at the bottom of the walls and another at the top. Amano's response when this was pointed out two weeks later "oh, it will be the same colour once it drys". 2. Roof ties were well outside of code, Amano had to come back after the roof was completed and drill into the walls to make sure our roof did not come off. 3. Kitchen cupboards started to fade about 6 months after we moved in and they are all different coulours now. On top of that, the laminate is peeling off all cupboards throughout the house. 4. Ceilings in Alfresco and balcony have inappropriate materials for outdoor use - as such the ceiling is peeling away. 5. Amano homes knocked over an existing retaining wall on the property and refused to accept responsibility - took them 4 attempts to fix the issue, after the Joondalup council took legal action. There is an existing order to remedy on this matter which Amano Homes have refused to comply with. 6. Trades could not read plans, Alfreso ceiling built 6 courses too low, pillars built where there were none, garage not built to size. Some walls fell over numerous times during construction, window frames damaged and not fixed. Bobcat driven over finished slab, shearing off completed bathroom etc pipes, these were then filled with cement from wall construction etc and never properly cleaned. 7. Took 10 months to get house approved through council as Amano had no clue as to council codes. Interior stairs (6 in total) all different depths and heights - well outside of code, vary as much as 50mm in some cases. Ok so I had better finish there as I will be at it all night. Long rant short, the house cannot be sold in the condition is in, only 6 years after being built, due to the complete lack of ability or work ethic by Amano. We not only had 4 site supervisors during this time (which were never on site) but also went through two general managers- highly suggestive of a company with upper management issues. In the end pressure was placed on us by the managing director of the parent company to accept practical completion. Lastly, we had the same issues with escalating prices as others in the forum - we refused to accept many of the new charges that they tried to add to the contract almost immediately after pre-start, mainly as they had quoted for work as it stood and the additional costs were not within the agreed contract. However, and please note that this is my personal feeling only, it seemed that Amano found other ways to get additional funds out of us - such as grout injection required for the retaining wall (from memory $15k), limestone found on site that had to be removed before soak wells could be installed (in the thousands as well), when they finally got round to installing the tiles, the ones we wanted were no longer available, this cost us another few thousand. Wish us luck as we now get to relive this horrible time in our lives all over again while we try to get a resolution so that we can sell this place and move away from the memories. I have all the photos and communications and current commission information if anyone needs further proof. Don't have enough time right now to sit and right down every issue we've had with them from start to finish as that might take months to complete.
