Browse Forums Building A New House Re: Chris and Sarah's new home- JG King odyssey 2 41Aug 04, 2015 10:47 pm Hahah there is a road yes but we can't go on there yet as it's all fenced off! Still no idea, but we can see they have started works on the other side of the hwy in the paddock from the underwater basin back, so I'm not sure if that's the ok they need or not but they have started so they can't be far off. I'm guessing once that's done they may take the fences down bcos I can't see much else they need to do now! Re: Chris and Sarah's new home- JG King odyssey 2 42Aug 04, 2015 10:51 pm At least you are seeing progress even though it is very late it means it's getting closer! Our Build Thread - JG king Memphis Re: Chris and Sarah's new home- JG King odyssey 2 43Aug 04, 2015 10:55 pm Yes I just need to learn patience apparently! Hahaha, I think it's worse when I read everyone's threads with all their progress! Re: Chris and Sarah's new home- JG King odyssey 2 44Aug 04, 2015 11:00 pm I'm not good with patience either... and ours has only had a small delay compared to yours... So haven't you got your prelim drawings yet? Our Build Thread - JG king Memphis Re: Chris and Sarah's new home- JG King odyssey 2 45Aug 04, 2015 11:19 pm No not really,we had pre preliminary drawings. I think they have been sent off for full preliminary drawings where we can't make changes? And then once we do colours they go to full drawings??( or we are up to the final contract stage where we'd get a full price) I don't know! I have no idea. Our sales lady came to our house a month or so ago to pick them up on her way back from a long weekend away and we haven't dealt with them since! So I have no idea what we are up too! Re: Chris and Sarah's new home- JG King odyssey 2 46Aug 04, 2015 11:27 pm lol sounds interesting, from my understanding you could go around in circles for as long as you want, they might get annoyed eventually though. I think I'm being a bit annoying to them because at every point/change I make them give me an update cost/cost break down. I want to know where my money is going. You wont be at final because you have to do colours and electrical pre contracts so you wont go to full contracts until after that and we are holding off full contract until we can get soil test to know our site cost. I don't want to go through contracts with provisional site cost, read a few horror stories on here, that was enough to scare me. Our Build Thread - JG king Memphis Re: Chris and Sarah's new home- JG King odyssey 2 47Aug 04, 2015 11:34 pm Yeah we have been lucky with the land being delayed I guess. Being able to hold them off rather then having them push us to sign stuff when we weren't ready. I feel like we are annoying to them too hahah, more so because I keep making changes- like the location of the bath taps.. Haha I've changed them like three times already and I think I need to change them again because I think I told them something different from what I want... Anyway. We have had our soil test done and have gotten the price back, it was more then we were hoping but it wasn't over what we had planned for it. I even checked with a friend whose building a few doors down from us to compare, but I they were the same so we weren't getting jibbed haha. Lucky I think it was m class on regular soil. Yeah it sucks not knowing full costs, we still have a few preliminary prices on ours and it's going to be hard going into colours and not having an idea, because if I upgrade things now and then get to final price I may have to change stuff all over again because we can't afford it! Re: Chris and Sarah's new home- JG King odyssey 2 48Aug 04, 2015 11:43 pm lol yes we are in the same boat, so far they have been able to give us an idea of cost of each upgrade, I've got an excle sheet running with the offical total and an unoffical one too, to keep track. If you don't mind me ask what did you site cost come back as and did you end up with any pierings/footings for your slab? if you don't want to share it here can you PM me and i understand if you don't want to share. Our Build Thread - JG king Memphis Re: Chris and Sarah's new home- JG King odyssey 2 49Aug 05, 2015 12:30 am Yeah I think we have a spreadsheet up as well hahah.good for keeping track of things. You know I'm 100% certain we have a price for the soil I don't have it thou in my emails. And hubby is too lazy to check the laptop in front of him haha, but i was under 10k definitely! I have found the report from the soil test, apparently it was p class due to some moisture and has been downgraded to a modified m class soil. And don't need to change anything footing wise. I think that's what it's saying. I check the last price thingy I have which was from May and the price said provisional 6k, but I could swear we have it non provisional now.:s well I just had a "read" of the soil test results and it says the results are provisional due to the land not being settled, and that they should be redone once site works are complete and settlement is done! Grr although they should change too much hopefully! Re: Chris and Sarah's new home- JG King odyssey 2 50Aug 05, 2015 12:36 am ah ok that's not too scary then hopefully it doesn't change with titles. we have a provisional 12k atm but we are expecting a H1 slab(what others have had in the area), so hopefully it's not to scary when we get our real price. Our Build Thread - JG king Memphis Re: Chris and Sarah's new home- JG King odyssey 2 51Aug 05, 2015 12:42 am It would be good to be lower than that for you. At least you won't be too shocked if it has to be that price. If ours went up that much I don't know what I'd do! I read someone had underestimated so much and turned out like 16k.. Crazy stuff. Considering it's only styrofoam and concrete. Re: Chris and Sarah's new home- JG King odyssey 2 52Aug 05, 2015 1:04 am Yeah hopefully it's not that much but I'm not holding my breath. Yeah I've read a few thing about peoples site cost going up from 5k to 30k due to a range of different things, rocks, a dam used to be there etc. Guess we'll just have to wait and see. Our Build Thread - JG king Memphis Re: Chris and Sarah's new home- JG King odyssey 2 53Aug 17, 2015 11:59 am Omg omg omg!! Lol. Things are moving along at a snails pace now! They took the fence down off the road this week so we got to drive out onto the land again! Finally! Yippee! Roadworks on the hwy are set to start on the 18th, so the drains can't be far off being completed now. Lastly they need to build a footpath from the estate into town.. Then things should be ready for settlement! Hopefully. Two of my boys playing in the backyard. Anyway I'm going through it because I've been thinking we should probably get in and organise colour selections. And I'm fairly sure I'm all set (apart from tiles) on what colours I want throughout the kitchen bathroom laundry and ensuite. It's just the outside I'm uncertain on and I thought I'd put the actual front pre-lim drawing on here for everyone's thoughts... Along with the bricks I like and the two/colourbond colours I like. And my ideas I've had so far. To start, the facade: Trent Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Bricks: Selkirk Goldfield haze Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The colourbond colours I like as well, I'm leading to the two outer colours. But i still like the darker colour too. I'm leading toward the left brown colour as the roof, the lightest colour as the garage. I didn't really like the light colour as the windows... it would look nice but i like the darker colour better! Lol Re: Chris and Sarah's new home- JG King odyssey 2 55Aug 17, 2015 10:31 pm looks great, we still can't decided on exactly what we what in the facade.... Have you thought about adding a window to the garage to add balance? (we like this and have done it although we have changed the window from our initial drawing. What are the colours of the colourbond you are deciding over? I like the two outside ones with that brick although not sure if the lightest one is too light... I guessing the middle one is monument but I would put that with a darker brick IMO. But then in saying that I think it would work for windows. but not sure if I'd go three colours between roof, garage and windows. Glad you've had a bit over progress with your block to it may be slow but at least you are getting closer. Our Build Thread - JG king Memphis Re: Chris and Sarah's new home- JG King odyssey 2 56Aug 18, 2015 12:53 am The grey is woodland grey, The left side is gully and the lightest is surfmist I think. I was thinking gully as the roof and gutters. the garage door as the lightest colour (I'm also talking the render and f/c cladding under the porch roofline) along with the windows. And the the two pillers I had thought the pillers. I had also thought the dark grey for the pillers and the windows. And then the garage door and front door in the light colour... Arghh decisions. It would be so much easier to visualise this in pictures rather then my head. We won't add a window to the garage, I have intentions on getting a metal screen to go in front of it. I read some design website once that said you shouldn't have more than four colours for your facade (although you can have more if you do it right....). I definitely want the left colour as the roof.. I feel if I just had that it would blend in too much that's why I like the dark/light colour as definition. The light colour I chose because it was closest colour to those white chunky bits in the brick (reminds me of chocolate/rocky road hahah)and the other light colour was too yellow. And the grey was dark enough to contrast but not so dark as the monument (and I don't really like the jasper!). I think I may get my bricks out and my colourbond colours out again. I am so glad we have had progress! No matter how slow! It's so good to be able to go out there again, I jumped up and down. Hubby got in contact with jgs to see what's going on so hopefully may hear some news from them within next few days as well. Re: Chris and Sarah's new home- JG King odyssey 2 57Aug 18, 2015 5:45 pm Yes a screen would break that up the brick nicely. There was a link in a thread here about a website that can do 3d pictures of the facade we are debating using to better see what we want I think it was about $40. There is just far too much choice! I think we will most likely end up with a timber door but colour bond windows we are thinking darkish at the moment maybe woodland grey. Hope you hear from them again shortly. Our Build Thread - JG king Memphis Re: Chris and Sarah's new home- JG King odyssey 2 58Aug 18, 2015 9:47 pm Did you extend the raised roof section between the pillars or is that how kings gave you the drawing? Our Build Thread - JG king Memphis Re: Chris and Sarah's new home- JG King odyssey 2 59Aug 18, 2015 9:57 pm Of the porch? No that's what they did... Apparently the drawer of the plan did it to balance it out? I like the Trent design better then the Kube design but I liked the wider porch of the Kube... So I guess it's a win win. Re: Chris and Sarah's new home- JG King odyssey 2 60Aug 18, 2015 10:03 pm Ah cool, we are being copy cats and getting it priced up but want to keep the window next to the entrance off the zen facade. Its a corner window. I even took a grab of your picture to give them an example. Hope you don't mind. Should of asked first sorry. Just have to see what they price it at. I agree we like the wider opening of the kube but this appears to be a good balance.
