Browse Forums Building A New House 1 Jan 08, 2015 10:17 pm Hi, I am looking for a builder that would be able to do a single story house with a two car garage with about 20-22 squares of living area. I have seen a few two story houses that fit things, but more or less looking for people who may have had experience with a similiar size frontage and what they may have done and what builders that may have been used. The block I am looking at is 11x56 meters thanks. pm Re: 11M frontage House Design/Builder Recommendation 2Jan 09, 2015 10:45 am Pmburke Hi, I am looking for a builder that would be able to do a single story house with a two car garage with about 20-22 squares of living area. That would be the best way to do it. The other options are get a heap of catalogs and sift through them or approach the sales office and ask what plans they think would suit your block size. Good luck! Re: 11M frontage House Design/Builder Recommendation 3Jan 09, 2015 1:07 pm Don't forget a double garage has about 5m of door width, so assuming close to a metre on either side of this house you're looking at 4m that isn't garage-door. Can you build to the boundaries? Can you have a separate 2-car garage at the back, and none attached to the house at all? There might be some sort of architectural trickery that can be done if you use two separate single garage-doors with an offset between them ... I dunno, disguise the 2nd door somehow. Re: 11M frontage House Design/Builder Recommendation 5Jan 09, 2015 1:14 pm I could be wrong, but I was thinking that council &/or estate regs may not allow half of your house-frontage to be made of garage door. With a double-storey there's some not-door above it, but with a single-storey it's going to be quite in-your-face if it's a single large door. Oh - also where are you, different builders build different things in different areas. Re: 11M frontage House Design/Builder Recommendation 6Jan 10, 2015 3:02 am What is the orientation of your block? Hopefully you don't have a northern frontage, as a large double garage will rob a lot of light from entering your house, making it quite dark. In this case you might think of using Forg's suggestion of a garage out back, having a carport out front, or having clerestory windows. Alternatively, if you have a western frontage, a double garage will be great at blocking out harsh summer afternoon sunlight. If you'd also like a room at the front, you may consider a side entrance to the house, this will eliminate having a front door with a long hallway to the rear of the house. I'm no help with actual builders or plans though, sorry. Re: 11M frontage House Design/Builder Recommendation 8Jan 10, 2015 4:11 pm What state do you live in? Will help with recommendations. There are a few 2 story places i know of that should fit, if your in QLD. Our block is an odd shape but has good frontage. But they've designed us a custom home to suit our needs/wants. Helps to talk to lots of different builders and see if they can adjust existing designs to fit or can custom design within your budget. Hard work but worth it.
