Re: Building with Blueprint in Providence Wellard 22Jan 19, 2015 6:48 pm Hi Sofia14 Its unfortunate that you are having such difficulties with soakwells Engineers dont design soakwell locations its left up to the builder. and if engineers were to design soakwells (I generally do,and they wouldnt be putting them under slabs or near footings because you would require a ring beam and Piles and it would be cheaper and safer to add a few metres of pipe and move them away from the house....in future always ask for the calculations and alternatives to be explained) Did you talk to their engineer?...LOL I think you will find its the draftperson in the office .HTH Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Building with Blueprint in Providence Wellard 23Jan 21, 2015 1:13 pm sofia14 Just to warn you that someone who I know on the other forum encounters a similar problem. They are building with blueprint and they ended up paying the expensive soakwells through blueprint because the company threaten not to be responsible for the warranty if they decide to take it out of the contract and put the soakwells elsewhere. Hi Stick, With regards to soakwells you can either do them through the builder or you can hire someone. You just have to let the sales guy know. I was giving the choice and chose a contractor which worked out cheaper than the builder. Hope this helps. Just looked at our contracts and they've allowed $4770 for the soakwells. Hubby is an ex plumber so tossing up whether to do them ourselves. Sent through a variation to change the laundry slider to a ordinary door with a short wall and window above. $801 but something I've always wanted. We have this for feature. As for the soakwell, contractor quotes us $2k. Way cheaper than the $8k builder wanna charge us. They allow us a provision sum of $4k at the beginning. Took us 3 1/2 hours to meet with both the Blueprint and Clipsal lady so wasn't too bad. After staring at the prestart file for 9 months you'd want to hope that we would have our selections chosen lol. Before going in we decided we would get them to price EVERYTHING, even things we didn't think we wouldbe able to go with price wise, and take things out from there. We found the prices very reasonable and surprisingly came in within our budget without removing anything! Loving all your selections Must be feeling relieved to have that bit done I think that has been the most frustrating thing for us too... prestart seems like forever ago and still no slab! Looks like they have a great showroom there. I noticed they are doing your crossover, I was told they couldn't/ wouldn't do mine because they were having too many issues with council, amazing how things change in a few months...Next Scheduling... Im same like gettinby they wont do our cross over i guess it depends which council they have to deal with. I also saw uve got integrated waste included. We asked them during prestart was told blueprint don't do it. That was in Dec last year. Thanks for your reply. I will just wait and see I guess.
